This is not the cheapest place to live in Austin, but hey, it's in the Arboretum. They have huge floor plans, high ceilings, nice interiors, and a huge, sparkling pool. It is also in a great location. The exercise room could use some help as it doesn't have a lot of machines. The management is also not the best in terms of customer service. They are a little rude (unless you are about to sign a lease, of course).
