Okay, so yes, this is a chain restaurant, but you can't replace IHOP. Some of their locations are in somewhat bad condition, but nothing replaces eating breakfast at IHOP in wee hours of the morning after a night of live music. I love their banana nut pancakes and their whole grain and nut pancakes. I could literally set up a tent outside IHOP and be happy.
