I rented from them for 4 years. I had to clean the place for days to get it into a livable condition. I made a list and gave it to the leasing agent asking for the fridge to be cleaned, the bathroom cleaned, the carpet in the bedroom replaced, etc. They steam cleaned the carpet and ignored the rest of the list. It still stank. Maintenance with these guys is terrible. You are better off fixing it yourself and sending the landlord the material receipts than letting their guy come in and do a sloppy job. I replaced the lock on the front door to prevent the maintenance from coming in while I was not home without notice. The door bell never worked and they wouldn't fix it. I had to add weather stripping to the doors. I found a hole underneath the kitchen sink with a decon box stuffed in it , which I repaired. I repainted the entry hall because it was filthy with tire marks, blood and filth on the walls. He wrote the shoveling of the sidewalks into the leases of the tenants at this 4-plex but none of the other tenants would shovel the walks. If I couldn't get to it in time it would become an icey mess. A guy slipped and fell on his face in 2010 and hurt his spine. There was ice all over the side walk from a rain gutter that was bent and poured water on the walk when the snow melted. When he wanted to remove the asbestos from the basement while I was living there I decided it was time to go. The guys that kept coming in to do estimates didn't seem to care about their own health nor mine. My upstairs neighbor had a similar experience. The tenant before her was charged a few hundred extra for cleaning and repairs but when she moved in none of the work had been performed. This is a pattern of theirs. I repainted, did yard work, repaired sheet rock, installed a digital thermostat, left CFLs throughout the apt., regrew the lawn, etc..., but when it came time to leave they took my deposit and invented another $600 in charges. When I refused to pay they quickly sold the debt to a collections agency. Luckily I moved into a home I had just bought and would not need a referral from them. Basically, these guys do the minimal and try to push maintenance costs on to the tenants or ignore maintenance all together. There is no handshake or honesty. They will gouge you when you leave to make up for what ever costs they have at some other apartment. It's their business plan. I would not recommend this company to rent from or to manage a property I owned.
