Ignat - I have posted negative reviews about you since you treated us as badly as you did with our move out. You should be prohibited from doing property management and any licenses (if any) should be revoked in the State of California. The next time a tenant wants to find a tenant to take over their lease, you need to comply with respect and professionalism.
