Was pretty disappointed with the overall process. When you go to the Guardian website, it lets you choose specific inspectors. We chose Jason Boni, who appears to be the owner and an exceptional inspector, based on reviews we had read online. However, on the day of the inspection, we got someone different without any notice or explanation, even though we had waited extra time to get Mr. Boni. \r

Then the inspection lasted only 1 1/2 hours. For a house of this size (>2000 sq ft, 50+ yr house), inspections typically take 2.5-3 hours, if not more.\r

Later, when we got the report, it was missing details that we had discussed with the inspector, such as cracks in the basement wall.\r

Anyway, hope this helps someone else. If you decide to go with this company, make sure you get exactly what you ask for.
