I agree with the property owner who said that Utah R and I is the worst property manager ever. They rent to people who should not qualify, do not collect late fees, and do not keep you informed about what is going on with the property, do not ask you for permission for anything, and do not pay you in a timely fashion once they have received the rent. The cash flow will always be negative. If you have more than one property, beware of the occupancy rate, which they tell you is 95-96%, but is really only about 80%. I received notices from the city for unpaid utilities, overgrown shrubs, etc. R&I is slow to respond, if at all. They do not care about you, the tenants, or your property, I gave them one star also but they deserve ZERO stars.
