I chose Henderson-Webb Inc because it is a big company and I believe they should not cheat me. But the truth is the opposite.
I took a bus to the office and the agent was happy and asked me to sign a stack of documents but she never explained what documents I need to sign. She said don't worry. it is easy and simple. While she pushed me to sign my name on all places she pointed out, she told me that the last bus is only 5 minutes away. I did not want the stay in a hotel and rushed to sign on wherever she pointed out (actually she folded the whole contract and the important part is not able to see). I was doing like an idiot. After I finished signing and ran to the bus stop, I waited there at least 20 minutes until the bus came. After I moved there, I realized that buses are running until 11:00pm rather than 5:00pm as she said. The reason she tried her best to cheat me to sign all the documents is that she just wanted to secure an apartment to be rented out because she is paid commission for each apartment she rented out.
After I got home and had time to go through all the documents, I found out that multiple folded pages with tiny font are the one year lease, from which the most important part is the terminate occupancy which is hard to be found and the agent never mentioned. Let me copy this part below:
In the event resident shall elect to terminate this agreement or any renewal or extension, prior to its expiration date, then resident may use the following procedure:
a. Resident will give agent written notice to terminate this agreement at least thirty (30) days prior to the next rent payment due date;
b. Pay rent through the end of the month in which resident plans to vacate
c. Pay in addition to the foregoing, an amount equal to two (2) months rent in which resident plans to vacate.
d. Deliver the keys the day when moving out and leave the apartment vacant. Failure to vacate the apartment will void the early termination option and the fee will be applied to rent.
You can see the trick of this session. Resident has to notify the company at least 60 days before moving out of the apartment and, in addition, has to pay the rent for two more months after he/she left.
