I am in escrow on my house with this company because it is seller's choice of escrow in sales contract. Seller wants to back out because they got a better offer and listing agent makes my life hell. Requested escrow instructions 4 days before escrow is supposed to close and Action Escrow would not send it. I have to fax them the bank statements where all my funds coming from a day before escrow in order for them to send me escrow instructions on closing day at 10:30 am. I have to pay $50.00 for every day I am late in escrow. Then, there is more paperwork to sign that could have been sent to me way before day of escrow. Seller tries to cancel sale saying I miss escrow deadline. I got my lawyer involved, then suddenly they are more cooperative. All this last detail things I have to take care of made me miss escrow by 2days and pays $100 penalty. I would specify in any sales contract in the future that any escrow of seller's choice is OK except for Action Escrow. Should change name to ""NO ACTION""...
