A Nightmare. He wants you to FIX everything. Just read the lease very carefully. Take the lease home for review do not let him read it too you there he will not go over everything . Make sure you do a walk in checklist, don't just sign it you will see other items when you go to house and sorry you signed the paper. Your screwed. Repairs are on you. His famous words READ THE LEASE. You will not get your deposit back no matter how clean the place is. If you were like us and still signed you have to paint the walls even if they are not done for you of you don't put nothing on walls. Carpet cleaners and pests are by his company of choice with you given him the receipt. I guess he will use your receipt for taxes after you have paid for the services. I advice you to NOT rent from him.
