This is the most money hungry apartment complex I have ever encountered in my life. When you initially tour the facility they play on their strengths and even provide security deposit discounts for newly signed leasing agreements upfront. Sound great right?? Wrong! What they don't tell you is that maintenance concerns that are potentially hazardous to tenants' health go undressed for months. Likewise, the Maintenance Manager and the Senior Community Manager are extremely dismissive and unsympathetic when it comes to concerns related to issues within the complex. They would rather put the point the finger at tenants instead of accepting responsibility for the poor condition of the property. When speaking with a member of the customer service team you will encounter the same indifferent attitude. When you've gotten fed up with being given the run around and file for early termination of your leasing agreement, be sure that you are prepared to pay an early termination fee of at least 1-2 months rent upfront (keep in mind we were paying $1,570 for a two bedroom apartment) and they will hound you for it. Furthermore, if you are more than 5 days late paying rent even if you are proactive in contacting them to provide an exact date of when you will pay, you will be visited by a detective and charged a $75 late fee plus court costs and attorney fees of more than $500 as they will start legal proceedings in an effort to evict you. Keep in mind that this process will take place even if you have no history of late payment and this is your first and only time being behind. Additionally, when you finally rid yourself from the stress associated with living at Avalon Lombard by moving out, be prepared to receive a hefty bill in the mail approximately 30 days later. Warning, in this bill you will be charged for all that is required to get the apartment ready for the next tenant including but not limited to general carpet cleaning, contract apartment cleaning, painting, etc., even when you take the initiative to ensure that the apartment is left in good condition and spend hours cleaning it yourself. To give you a better idea, the amount of the bill I received in the mail was upwards of $600. That was the balance even after they deducted my security deposit. Once you receive your bill in the mail you will have exact 15 days to pay the amount in full before the bill is sent to collections. Additionally, if you have a pet, you are required to pay a nonrefundable pet deposit upfront of $300. Please note that this fee does not go toward anything related to your pet or any damages associated with having a pet in the apartment. This is money that they collection simply so that you can have a pet in your apartment and they will charge you for everything related to your pet. All in all, unless you have money to burn and are comfortable with receiving poor treatment, I would highly suggest that you save yourself the headache and find another apartment complex where you will be treated fairly and the buildings are properly maintained. more
