1) Massive termite damage, An exterminator said "" A blind person could spot this""
2) Leaking roof
3) Bad water heater
4) Caved in sub floor in crawl space
5) Burnt out electrical wires

If you uses pillar to post be forewarned, your inspector may know less then you do and may do an incomplete job.
