Tony gave me back my deposit after his walk through. I went to his office to turn in the keys and carpet cleaning receipt and he cut me a check on the spot! All you have to do is follow his lease and leave the house clean and ready to rent. That includes the yard. It's not that hard.
Read your lease and if it is to much for you to follow do not sign it. He protects himself as I would. I have seen pictures of what people have done to his properties and don't blame him a bit.
