Don't Waste your Time and Money 8/4/2010

Our experience with the property manager from Zaran Sayre was horrible. On all accounts, it appeared that the PM was advocating for the tenant rather than the owner, despite the fact that we were the ones who hired the PM. Our problems ranged from suspected drug activity and unsecured guns with a young child in the house to poor cleaning upon move-out, and other issues. Whenever we expressed a concern to the PM, they were quick to reply that everything was OK without any evidence that they had done anything besides ask the tenant via phone/email about the issue. Since we quickly realized that our tenants did not have the highest integrity, it was unsettling how often the PM accepted the tenants word as truth without actually investigating these matters. A month before the end of the lease, we wanted to walk through the house to see if anything major needed to be replaced or fixed. We placed a notice on the door 48 hours before the walk-through, notifying that we would be entering the house for our informal inspection and they did not need to be home. We did the walk-through as scheduled, and there weren't any major problems with the house itself. Later, the property manager sided with the tenant when they threatened to take us to court for entering the premises without permission. We read the law concerning entering the house while it's being leased, and confirmed that we were within our legal rights since we gave them proper notice. It appeared that the PM didn't understand the law very well, and again sided with the tenant. Before moving out, the tenants said they would have the house professionally cleaned. When the tenants moved out, the house was only partially cleaned (not by a professional service like they said) and we had to hire a cleaning service to finish the job. We had to battle with the PM to get those cleaning fees covered by the tenants' security/damage deposit. Part of the problem is that the property manager did the walk-through while there was still several hours worth of the cleaning unfinished, and never confirmed later that it had been completed. In general, the PM we worked with was terribly unprofessional and made us wonder what in the world we were paying them for. Apparently they don't care about the safety and well-being of your home, nor do they care that it's returned to its' original state when the tenants leave. Save yourself time, money and headaches by finding a reputable property manager. more
