I switched to Berry Realty in 2006. Their office has more turnover than a Krispy Creme assembly line. It was horrible to continually have to reintroduce my house, remind of all the agreements we have, etc.
Recently, Berry resigned a tenant into my property. This tenant broke their lease two months later. Now, my property needs a repaint and some minor repairs. Berry bid it out for nearly $2700, but my regular housebuilder/painter could do it for $1800. I wanted to use my guy, but Berry said it was either use their people or find a new rental company. That is called extortion.
Berry also takes an additional percentage when contracting their personal vendors to repair my property. Say the bill is $2700 from their vendor, then Berry gets and additional 10% from me for booking their own vendor. Who's to say they aren't just going with the highest bid for this kickback? And who's to say they aren't getting a kickback from the vendor?
It's a very shady business. I offered as the home owner to complete all the repairs myself, and they said ""no."" They said again either I used them and their rates or I had to leave.
They never sent my resigned contract after I repeated emailed and asked for it. They still owe me money and we have collections to deal with regarding my tenant they signed who broke their lease. They finally sent me photos of my house and how it was doing, as they were to do yearly, after nearly 4 months of asking. It would be horrible if they did not complete their business with me in a timely, professional and honest fashion.
I would never recommend this company to anyone.
