My advice about Home Owners Associations is this: If you don't like what the Management Company is doing, chamge your bylaws and change the form letters they mail out. I was tired of getting the abrasive weeds in yard and trash can left out letters. I joined the board with a few of my neighbors and we changed the things we didn't like. The MC gave the residents a little more time or changed the letters to be a little more friendly. That worked well for us. They only do what you tell them to do.
Pros: They address issues in a timely manner and offer advice.
Cons: Office staff is a little slow in responses.
