Yes, the house was in pretty good condition which is why there were only two things for which the tenant was held responsible. Unfortunately, those two things were quite costly. The fact is that when this tenant moved out (ref. Harrison Street), the property was very dirty and the carpet had PET ODOR requiring treatment with special enzymes. No other charges were made to their deposit and no charges were deducted for carpet repair. *** All repairs requested while these tenants lived there were completed expeditiously as follows: 1. Tenant reported a leaking hose bib; the repair was completed the same day. 2. Tenant reported a roof leak 2-27-06; the bill for repair was received two days later. 3. Tenant reported stove not working 2-27-06; repair was not feasible, so a new stove was installed. 4. Tenant reported the toilet backing up; plumber went out twice to clear the line and the third time replaced the toilet (he found a toothbrush stuck inside the old toilet). 5. Tenant reported the hall light needing repair 4-4-06; handyman repaired seven days later. 6. Tenant reported the garbage disposal not working 11-12-07; repaired the same day. 7. Our annual inspection revealed fraying carpet; Advanced Carpet completed the repair two days later (no charge to the tenant). *** With more than 30 years of experience for the Broker alone, our qualifications have never before been questioned.
