Parties who purchased mobile home from Casual Estates Mobile Home Park in 2001, and who have been model tenants, purchased new home and gave notice of intent to sell mobile home unit. Casual Estates Mobile Home Park [ARC (American Residential Communities)] manager solicited opportunity for Casual Estates Mobile Home Park, [ARC (American Residential Communities)] to make offer to purchase then delayed any response for months, while owners paid $450.00 per month lot rent. When owners retained attorney and withheld lot rent to get response on possible offer from Casual Estates Mobile Home Park, [ARC (American Residential Communities)], manager moved to evict within 30 days AFTER WITHHELD RENT HAD BEEN PAID IN FULL. Upon settling that matter, Casual Estates Mobile Home Park, [ARC (American Residential Communities)] authorized new tenants to take front steps and rear door steps,which belonged to owners and were in excellent condition, thus restricting access for inspection and sale. Upon report by owners, Casual Estates Mobile Home Park, [ARC (American Residential Communities)] manager sought to discourage a police report of the trespass and theft. Follow up with police officer and parties who removed the steps indicates Casual Estates Mobile Home Park, [ARC (American Residential Communities)] manager authorized theft.\r \r \r Mobile home was damaged in removal of steps, and owners lost access to show property for sale.
