Russ Robins was recommended to me by my real estate broker and I'm glad he did. the purchase of my townhouse condo was in jeopardy when the home inspector discovered that three of the rather large floor beams had been cut away to install the heating unit in the crawl space. this was causing a pronounced sag in the living room hardwood floor. we interviewed a couple of other general contracting companies and they all said 'rip up the floor' (and the walls around the repair) to repair the damage. this was going to be too much work to negotiate into the sale price so we tried one more contractor. when Russ Robins looked at the work he agreed that the floor could be ripped up to conduct the repair, but he also added another solution. the solution he recommended was to laminate new beams in place. he was able to saw wood to a thin enough dimension that it would fit through the 3'x3' hatch into the crawl space and actually created the three beams right in place! it was really something to watch the half inch thick by about 15' pieces snake down into the crawl space which he then epoxied together to make the three beams for the floor. he explained and created a sample of the beam for our architect and an engineer friend of ours and both of them said it was a brilliant solution to the problem. thank you Russ you saved our beautiful home!
