When I bought my first house I didn't even know you needed a lawyer. Well it turned out that the fence on the property I was going to buy was actually built a foot over the property line in order to not interfere with the cable line. It had been that way for about 10 years, but both houses had been through subsequent owners and it wasn't on paper anywhere as being ok. Carl Webber took care of it very smoothly, contacting the future neighbor for me and negotiating something without even bothering me about it. I didn't find out about the problem until it was handled. And, he only billed me .25 hours for it.
