Excellent Professional Management 9/28/2010

R.D. House knew exactly what I needed and they deliver. Most of my units rent in less than 25 days, they rent them to solid tenants so there rarely are late rents or other issues; the building is kept in top shape, I get my money by the 8th every month, with an online statement and direct deposit – a great use of common technology that seems rare in this business. And Ricky, the Owner/Broker- he’s great to work with. Being this good, I’m sure he’s got a big chunk of the business in seattle property management , but you’d never know it, he makes me feel like I’m the most important client he’s got. \r \r When I was buying an apartment building, I looked at all the major seattle property management companies, including the online reviews. To be honest, I don’t give the anonymous reviews much weight, because they usually are all negative- I guess only the unhappy people post these. Even little neighborhood restaurants and bars have predominantly negative reviews! (There is one seattle property management company that has nothing but positive reviews all the way down the line…suspicious as well). Here’s the deal- go with the ones who know their business and can deliver the goods, and RD House does exactly that. \r more

Surprise, surprise, I guess I'm not the only one 6/19/2010

Just a warning to anyone out there in the housing or apt market in Seattle to be very careful if ever having to deal with ""Ricky Sadler"". He seems to exhibit EXTREMELY aggresive and angry behavior. In my first and only encounter with Ricky, I simply left a voicemail for him that I was interested in one of his (8 or so) properties, and to please give me a call at his convenience. He called me back from a blocked number, the moment I answered I heard him screaming vile obscenities at other drivers. He then yelled his name at me, and told me he got my message. However he kept repeating how hard it made his life, and how stupid it was for anyone to leave a message and not mention what property they are calling about. That obviously was the end of our conversation. I of course, was interested in more than one, initially. Just a simple warning to all, this guy seems very unstable. Warning -- Terrible experience 5/24/2010

I feel obliged to warn homeowners and tenants prior to using RD House to lease property. I do not smoke, have a perfect credit score and am a career minded, highly educated professional relocating to Seattle for a highly demanding 80 hour per week job. In short, I'm an ideal tenant. After two trips to Seattle I found the perfect place leased by RD House. I tried for almost a *week* to sign a lease. Ricky repeatedly told me the $1295 security deposit was fully refundable over the phone. However, I was also told that I would be unable to review the lease terms (to ensure this was in the lease) until I apply for the condo. No problem, until I read the application page that states (in caps) the following: ""BY COMPLETING AN APPLICATION YOU ARE ACKNOWLEDGING THAT YOU WILL SIGN A LEASE FOR THE UNIT UPON APPROVAL OF YOUR APPLICATION, AND THAT RD HOUSE REAL ESTATE AND PROPERTY MANAGEMENT WILL TAKE THE UNIT OFF THE MARKET BASED ON THIS ACKNOWLEDGEMENT (sic). IF FOR ANY REASON YOU DO NOT SIGN A LEASE AND YOUR APPLICATION HAS BEEN APPROVED, YOU WILL BE CHARGED THE AMOUNT OF THE LISTED SECURITY DEPOSIT OF THE UNIT."" Per two reviews I saw on google that mention legal action taken against RD House in small claims court, I was particularly wary of the situation I was being placed into. If apply for the unit and am approved, I am then liable for the $1295 security deposit. Ricky was unwilling to allow me to verify the lease terms that state the deposit would be refundable *before* applying the for the lease. If I subsequently find out the security deposit is non-refundable when I review the lease, I definitely would not sign it, but would be charged anyway based on the language above. This could be a double jeopardy/catch 22 situation he is putting me in, and I found it very sketchy. Ricky snapped when asked about this: ""This is just how we do business and I'm not going to change our business for you."" Why can't I review the lease? Given his reaction, I thought maybe I was wrong. I called my trusted real estate and Ricky snaps at him also. My agent said he has never experienced this sort of professional interaction in his 20+ years of work. In addition, RD House lists itself as members of the Rental Housing Association of Puget Sound so I also contacted them. I was advised that while this is technically legal, this is a highly ""questionable"" business practice. I was told that this individual probably had not attended their training sessions, and and despite this particular experience, they have over 1400 members the vast majority of whom are excellent. She advised that I move on to another opportunity, of which there are numerous, and I did exactly that. But I'm still disappointed I wasn't able to sign the lease on the condo I wanted, which I see is still on the market. As an aside, RD House lists itself as ""nominated for the 2010 Business of the Year Torch Awards, given by the Better Business Bureau to highlight companies that demonstrate excellence in the marketplace."" I found this statement to be misleading; per the BBB website companies may self-nominate for this award. Based on my experience, I have doubts that RD House was nominated by the BBB, another tenant, or another property owner. Pros: Has a website, convenient location Cons: Difficult to deal with more
