Our recent appraisal involved collecting several comparable properties and making adjustments based on differences from those properties, which all appeared adequate. However when it came to developing a single appraised value, the methodology used disregarded 3 of those 4 comparable properties and used only one for the final assessment. This 'black box' methodology was disappointing in the lack of rigor used once all the data was collected. Definitely would look elsewhere next time.
