They suck..Kathy is a liar and unprofessional. I paid security deposit in November and had to call them almost everyday about the house and they didn't return my call until Jan 12 after I threaten to take them to court. I had floods, birds and worms in my house, I refused to pay rent due to the flood so she took me to court and when I was moving out they came in changed the locks and stole my t.v and kids videon games.She never returned the call when I called and never answered the office door. I hope they get shout down soon they are the worse company. more

well to all that are having trouble with wny prop.. As a recent contractor for wny property.... All i want to say is some of you people r just looking for an excuse and the rest.. CALL YOUR LOCAL INSPECTOR to come and see the house. Thats the only way u will get thru to them.....Yes they do ignore calls they do not fix homes on a timley basis, they dont even pay their contractor without giving them a hard time.. I ended up eating cost on fixing tenants homes...Jim is still new to company 18 months in and still has no idea whats going on and KATHY well we all have the same feeling about her.. This is a very terrible experience for me. I am a current tenant of this rental managment co. I hate to say that i am trapped in this mess . They are very UNPROFESSIONAL i call for things to get fixed, and they dont. . Have had to call the board of health on them as well. They dont make repairs , or answer calls , let alone call u back. \r \r I am currently trapped because i lost my job and have very little income at this time for security deposit & moving expensises.\r \r Today is the first day i looked them up i am so sorry i didnt do this before i moved in. When i called for the house that i rent now i , I actually thought they were professional but god was i wrong. I have asked to speak with kathy several times and have not been able to speak with her since i met with her to sign the lease and get the keys. I WISH TO GOD THAT I COULD MOVE RIGHT NOW so to anyone looking to rent through them : I AM TELLING U TO RENT FROM SOMEONE ELSE. Please u will regret it : U HAVE BEEN WARNED !!!!!!!\r \r RENT IS CHARGED A$ 50 LATE FEE . This business is a joke for these employees of WNY property management.THEY NEVER RETURN TENANTS PHONECALLS,NEVER COME TO THE RESIDENCE TO DO ANY REPAIRS,AND THEN HAVE THE NERVE TO HARASS TENENTS FOR RENT THEY HAVE ALREADY RECIEVED AND CASHED.I am positive someone at that office is cashing these money orders then stealing tenants money, logical to me. Also the lawn care is horrible at these residences,they hire their next door neighbor to do the job. I wish I wish i could speak to the ACTUAL OWNER face to face i'm so sure he would not like to know how his property is being managed. more

I hired WNY Property Management to put reliable tenants in my home because I had had a horrible experience putting tenants in myself. First off, WNYPM charged me a huge up front fee. Then they took 10% each month. All WNYPM did was advertise in the newspaper for tenants. I could have done that. They put tenants in, that in 24 months were either late or there was no rent check for 11 of those months. The tenants were taken to eviction court, without my knowledge. The office never picks up the phone and the owner Kathy, takes days to answer your emails. There was never an explanation as to why the tenants were late.\r They were supposed to have the tenants maintain the property. When I went to see my house(I live out of town), it looked like an abandoned house.\r All WNYPM does is take your money and their cut and forget about you. Even when they send their monthly statement and forget to put your check in the envelope they charge YOU for postage to mail it.\r An awful, awful experience. All you end up doing with WNYPM is pay them money and they do nothing to represent you as the landlord. more

Will take your security deposit and rent the apartment out to someone else. Now I am waiting for my money to be refunded to me more
