I was a ""customer"" there for over 8 months, and what looks good on the outside doesn't mesh with the inside.

Editorial review from Citysearch 10/24/2013

Carol Mason is a bully. It is amazing how much she gets away with in her position of Goddess on the property. I find it funny that she clearly wrote one of the few positive reviews on here as CFMason. She is the reason I fled the program with an abuser. First off all the classes are to help the addicts. There is very little help in the classes for people who came out of abusive situations. Then she is abusive and half the residents are abusing each other. Some of the staff like the job club lady and some of the caseworkers genuinely cared about the residents. Most of the time though there was little enough help when there was a resident abusing others. Several residents felt it was their goal to get all the other residents kicked out. Those residents were also the ones bullying most of the residents but one in particular was the one breaking all the rules. Its like freaking elementary school playground BS and the bullies use the kick out rules to further scare their victims. Its so much more than the abuse by Carol with the threats of kicking people out or her henchwoman Sharon who is a bully of the residents as well. Its about the abuse that goes on between the residents. The lying to get more money. Several residents were earning money by going to the local test clinics and pretending to be depressed so they could earn additional money carol and the staff would not know about by pretending to take antidepressants in the test stage. Residents were also selling their blood for spare money. Anything they could do to get a few extra bucks. If 4 residents are in apartment spend $400 a month to live in that apartment and Carol is Fussing about money money money. How is it she can not pay the light bill or the water bill. Not to mention money she is getting from federal and state grants, etc for housing units like this. You are just left wondering whats really going on. This is an unsafe place to live and it is more than just Carol that is causing it. more

a place to get help 7/3/2010

As an employee of the Wayne Densch Center for over three years it is unfortunate to read such negative reviews. Although as an agency that has proven to provide a variety of excellent supportive services to diverse client populations, our track record does speak for itself. I work for and with an amazing team of people who come to work everyday because they want to help people. The Wayne Desnch Center is a transitional housing program for the homeless, I think people at times lose perspective that we are a program. The Wayne Densch Center is monitored by HUD as well as the State, we have regulations and program guidelines that must be adhered to. People are entitled to there opinions about the Wayne Densch Center, the Staff, and our services. As an employee I must state that the Wayne Densch center is an environment where the staff can truly assist residents with a wide array of issues. As a team we try to incorporate best practices in serving homeless clients relying heavily on open communication, and fairness. Pros: Housing and supportive services more

Good things for those who work hard 7/3/2010

Its very intresting for me to read all these terrible reviews of such a great place. As a resident there for over 10 months I was able to turn my life around completely. I showed up with my clothes and now have a car, a house full of furniture and a great place to live. The center helps people with a place to lay their head, and everything else they do is just a bonus. Havening been to many other places in Orlando, this is by far the best. I was able to come in, get a roof over my head, get food, and some great guidance from staff. It was up to me to work hard and get a job and save my money. I had over 15 roomates who would just come in and expect everything to be handed to them, well guess what thats not how it works!. The staff there always helped me when i was in need.. i needed to be taken to dr, apts, help with my money, and even my addiction and there was always someone there for me. The weekly rate to live there was perfect to save money, and having the support of all the staff was awesome... So to all of those who need a great place to go and are willing to work on yourself, wayne densch is great....for all of those who write these mean and terrible reviews... Look in the mirror. Pros: Helpful people more

Dictatorship 6/29/2010

I lived there for 6 months. I lived in constant fear of what the wanna be God was threatening me with ""immediate termination"" if her wills were refused. She is self titled as PRESIDENT OF WAYNE DENSCH"". She actually broke the law by threatening me, and others, that if we did not submit a copy of 1040A form, W4 form, and authorized letter with the date of arrival and amount, be faced with ""immediate termination"". We were told by the accountants that we didn't have to inform anyone, including Wayne Densch, our personal IRS information. The next day we received a notice, personally, from Carole Mason. (I have every letter, form and threat photo copied in my possession.) ""IMMEDIATE TERMINATION"" was improvised so she could evict a client within an hour. All clients must pay their rent by money order, and print ""WAYNE DENSCH FEE"" on it, not rent. It is rent! It was called that when I first arrived. If labeled ""RENT"" she could not immediately evict anyone; her God status would be eliminated. Presidents are leaders of companies, corporations, etc. Organizations title their leaders as ""DIRECTOR"" Companies make money, Organizations are helping peoples without any perspective involving the dollar sign, Read between the lines. She can't take a dime with her when she dies, and that lasts forever. Money that I was accused of being short was returned to me when I moved. The day after she took my money she gave me 2 weeks to find another job or I would be immediately terminated. A friend of mine helped me financially in creating a fictitious job so I could keep a roof over my head. ( I also kept my current job in an organization that no longer supports Wayne Densch due to the many people who came for help and complained about Wayne Densch treatment.) He also helped me move so I could live in comfort instead of fear. I am with Experience Works and was called a devil for joining EW, making her an angel. She stated that she would not approve of Experience Works participation in the future. I reported this to the proper authorities of EW. EW is an organization helping elderly people financially. I was threatened with immediate termination the day I started college while staying at Wayne Densch. It was all financially supported. Would not cost me anything except show up in classes and learn. Now that I've moved I begin in August. I was promised that upon completion of the 6 month stay there I would be assisted financially and physically with moving. Neither was offered. I had to pay someone to help me move and pay for rent and deposit personally. There is more, much more. I could write for days and never share the fears I was inflicted with, the suffering, the tears, the hatred I sinned. I've been away for about 2 months now. I am very comfortable, I'm still drug free and sober. It's a wonder to many of my friends that I didn't relapse during the 6 months of the suffering I endured. To close, She says she has been there for 10 years. How many people have suffered in the past 10 years. I am not finished here.. I am a Christian and was while there. I will sacrifice myself, as Jesus did, to try to rescue those in the future from suffering. May God Bless Everyone, including the ""SECULAR GODS""! Pros: I finally moved. Cons: Carole Mason more

An Opportunity for Growth 12/9/2009

The Wayne Densch Center is a transitional housing program for homeless individuals with substance abuse and mental health issues. For ten years, we have provided services for people who are dedicated to changing their lives through hard work, personal growth and commitment to change. We have clearly defined rules, goals and structure for each individual, to assist them in acheiving self suffiency. The services provided have assisted hundreds of people successfully transition back into our community. It is unfortunate that a few vocal comments are from people who have chosen to blame the agency rather than look into themselves to for their lack of success. As the leader of the organization, I am proud of the teamwork, the dedication and the successes of our program, staff and resident that work hard to make lives better. If you are interested in our program please feel free to contact us or stop by for a tour. Carole Mason Pros: A ten year proven track record. more

Ran By A Tyrant 10/17/2009

I agree 100% with the reviews posted here and the comments. When I was in orlando florida and needed a place to stay, I thank God for a place to lay my head. However, I must say this place gets a two thumbs down as far as professionalism. The Director is a Tyrant and the most unsympathetic person I have ever ran into. She is in it totally for the money. They need to get rid of her FIRST. If the staff don't like you they will make it hard for you. There is injustice in this place and talk about trying to get ahead, is totally ludicrous. This place is designed for one purpose to put money into Wayne Densch. They charge you $100 a week you come in with no money and by the time you find a job you are probably a $1000 in the hole. If you can't pay 70% of your income to them consistently they will kick you out. This place is horrible in the way it's ran and the majority of the staff is really a joke. The caseworker I had however, was on point, this lady had a heart for people and really had herself together, she should have been the director, but because she had a heart for people they did not like her at all. A sad place that has much potential. Get rid of the Tyrant and you could have a great place of refuge. Pros: It's a place to live Cons: It's roach infested among other things. more

Wayne Densch Center 6/6/2009

Wow i just read some recent reviews, and the ones who said how good WDC is, Carol Mason must have you guys brain washed. The only reveiw that made any sence was Dictatorship. Heck Carol Mason has no idea how to be a leader, heck for that matter being a ""President of anything"". Heck i don't think she could be president of her own Family. Heck half the people there don't have jobs, they just sit around those dang pinic tables all day smokeing cigarettes. So to all the ones there who are kissing Carol Masons butt to stay there, have a good life or so called life. As for me i'm living the good life in N.H. driving a school bus and getting paid good money doing it. But i do feel sorry for those who will never make it out of there or even the ones that get kicked out. Pros: Nice Property Cons: Unprofesstional staff more
