I had some financial difficulties and the HOA refused to work out a repayment plan which would have taken less than one year to repay the money owed - $4,000.00, Instead they foreclosed upon me and ultimatley sold my home at auction for $15,300. I received $2,500. When this started, my mortgage balance was $24,000 and I owed the HOA $4,000 - on a home worth $120,000. \r

Before considering buying a home at 21 Turtle Creek, review the literature on abusive homeowners' associations.\r

Due to the lack of proper maintenance at 21, the homeowners are expecting to a $25,000 to $35.000 special assessment which will not be enough to fix the many major problems with this condominium.\r

I am being evicted. I can afford to make my payments, but I was no match for an HOA with aggressive attorneys who know how to run up the fines and attorney's fees to unmanageable amounts.\r

I would have preferred to stay in my home, in which I have lived for over 20 years, despite the problems, but the abusive Twenty-One Turtle Creek Homeowners' Association is throwing me out on the street.\r

Watch out.
Pros: Beautiful location on Turtle Creek
Cons: Building in disrepair, requiring huge (25K+) special assessments with attendent disruption while work is being done. Air Conditioning is completely inadequate.
