All I can say is don't live here. It's not worth the hassle. The office only cares about money. They raise your rent and won't spend money to fix or maintain the houses or the common areas. They rent to anyone including general public way more than they are supposed to. It's only supposed to be opened to non military or government related residents if occupancy is lower than 90% and I rarely see a unit empty for more than a week. It's not that I'm against general public who have good references from prior landlords, but that doesn't seem to be the case here. They'll take anyone with a pulse. The past two neighbors we've had I can hear screaming at each other, the lyrics of the songs and tv they are watching, they let their kids run wild all over our yard & the street and throw balls into our cars, and they have people over all the time who always seem to block our driveway. more

BEWARE! 1/7/2015

Gosh, where do I start? I am currently a resident and it has been a nightmare from day one. I had to move cross country and couldn't come look at apartments and thought this would be a safe choice because it was military related. The lady I spoke with first had told me I could get an 8 month lease. After driving cross country with 3 kids and a cat the first thing we did was stop at the office to sign the paperwork. It was my fault I didn't thoroughly read the lease but come to find out it was a year lease. We walked into our apartment and my heart sunk! It was old, smelly, and looked run down. Upon further investigation, there was mold in the laundry room, broken bulb on the back porch, broken screen door, wasp nest that the wasps were able to get in,overgrown flowerbeds (which we are responsible for), paint splatter everywhere, you could see the damage underneath, toilet downstairs ran constantly, if you lay on the floor in front of the door to the back porch, you can see through a ho more

Moving in was easy, Moving out was another story. We signed the mortgage for our house and we were in for a surprise, because the lease agreement signed was not over and since my wife did not have any separation orders we were still responsible for the remaining months until someone moves in by Ohio law. OK, fine. But when I showed up to pay the final bill the receptionist stated that I owed her $16,000 to include ALL of the remaining months and all of the incentive savings on rent that my wife had gotten by signing her lease over the past 3 years. Needless to say the JAG office will not help because the properties is under contract with the base and is protected from legal recourse, short of major unlawful acts apparently. Would recommend that anyone moving in simply because they do not charge a down payment, should look somewhere else and save themselves the headache. more

Two Thumbs Up!!!! 1/4/2012

My move to Dayton could not have been easier! The office staff was very personable and easy to deal with. I just told them what I was looking for, sat back and let them do the rest! I was told all about the community and what to expect. All of my options were presented in a manner which made our transition to Wright-Patterson so easy! Our home, although older, is very spacious. I am looking forward to being part of this community and taking part in all of the resident activities! This is by far the best housing we have lived in and I will recommend The Properties to all of my friends coming to Wright-Patt! more

Welcome Home... 11/17/2011

My family and I just recently moved into the Properties. I had a great experience with the office. They answered all my questions I had about the homes and the area. My husband and I finally decided to move into one of the newer style homes. The home was perfect for us! My husband will be deploying soon and I am so pleased they have a Deployed Spouses Program that will assist me while he is gone. I have had maintenance out 1 time for a simple issue and he was very friendy and gave me tips of what I could do to help conserve energy for the up coming winter. So far, I could not ask for a better experience than what I have had during my years of PCS'ing with my husband. I would recommend this community! more

Great Community 10/14/2011

They have great customer service and fun resident functions! Even though some houses are older, they are large enough. They are painting the homes to impove, can't wait until my court yard is painted! Been here for a while and love the feel of the community and maint is terrific. more

Staff is rude/Houses are falling apart. 6/27/2011

When you first move into this property the people in the managment office seem nice and helpful, however as soon as you sign the lease agreement everything goes out the window. I have had maint over at my house no less than 25 times since I moved in almost two years ago, everything from gas leaks, pipe breaks, A/C went out at least 10 times, furnace broke twice, handles falling off doors, and multiple other issues. The people in the leasing office are rude, unproffesional, and have no respect for the military and overcharge the military compared to the civilians. They are by far the worse leasing company I have ever had interaction with, and I would not reccomend this property to anyone! more

Don't waste your time OR money 6/5/2011

At first glance, the PWF looks like a great choice for anyone moving into the area. When we first moved there my husband was an activated reservist. After a few months he was inactivated. We now had to pay out of pocket for this house which was around 780.00. \r \r We lived there for 2 years and by the end of our lease, rent had jumped to about 926. They told me it would jump up every year there after. When we moved they gave us a final utility bill that was very high but yet couldn't really show us the documents about what exactly we were charged. If you EVER sign any paperwork with them, GET COPIES or else you are left out in the cold with them. All they want is your paycheck and they don't give a darn about you or your family. \r \r Once I was rushed into emergency delivery with my child & my husband told them we would pay rent a couple days late because I was in the hospital. They came and put an eviction notice on our door after 1 day past the due date and we came home from the hospit more

Boooo! Don't fall for their crap 4/27/2011

I live here now. moved in january of this year and they have been nothing but a problem.... I called maintenance to come and fix all the paint splatter on almost everything and the rusty and moldy appliances, and when the maintenance guy gets here he says theres no problem....you can definitely see it....We spent 300 dollars on fixing our yard up and because the gutters are not cleaned out all of our hard work has been washed onto the sidewalk, when we complained they told us to call maintenance and use stuff from the self help store.... The damn self help store is never open! and i called maintenance two weeks ago, left a voicemail and have gotten no response and the gutters are still clogged as hell.... theres a potential of lead and asbestos exposure and they make you sign a waiver of acknowledgement for it just in case any of these things should affect you.... DO NOT LIVE HERE AND IF YOU DO MOVE OUT AS SOON AS POSSIBLE, 790 A MONTH IS WAY TOO HIGH FOR THIS POS....THEY ONLY WANT YOU more

We have lived here for 5 years it has been the WORST 5 years of my life... THe homes SUCK... they say they are "for the military" but the bottom line is they are for the money and only they money. I would not have anyone live here. The new home are very small and the old home you can never keep warm in the winter or cool in the summer.... STAY AWAY live off base... They have to many non-military people living here now because they need the money. The same house we live in and pay 1045 a month for the non-military person willonly pay 850 a month for.... Horrible 12/30/2010

I lived there for almost 3 years. When I went to pay my last months rent and my final utility bill, my utility bill was more than doubled. I was only in my house for 9 days the entire month. I questioned the amount and was told that is was probably because I was moving, I did the Majority of moving the month prior. I heard from a friend that moved out that they blacklighted your carpet and if there were stains they would charge, understandable. I then called to see when my carpet was placed in my house. They wouldn't give me a straight answer. When i finally got my first shirt involved he gave me a number to call. I called maintenance and they tols me my carpet was placed 7 yrs ago. I then asked him to send an e-mail stating such. He wouldn't do it. It took me recording a conversation with them to finally let up about the carpet. I have two dogs, i got them after i had already been in the house for a year. there were stains under my entertainment center(that hadn't moved) and my couch more

DO NOT LIVE HERE 10/21/2010

I lived in 3 different houses at PWF in 5 years. We lived in the new construction first. It was very small, but worked well enough for my family. After having a 3rd child we moved to the old construction, a 4 bedroom. Lovely how the housing office staff didn't care to let us know they were moving us into Airman's Row. We were the ONLY family in a courtyard full of loud, obnoxious, drunk young airmen. We moved down the street a few months later. They told us they couldn't let us know about the neighborHOOD because of the Housing Act. They could have had the decency to NOT put us there in the first place. PWF has a lengthy handbook, NONE of which they enforce. We had neighbors who walked their dog by opening their door and letting it roam the neighborhood. PWF was notified by myself and others more than a dozen times, with no response. They want your money people, and will be SUPER nice and then when you move in they'll never back up their rules. I have really enjoyed living at PWF. The customer service that is provided by the leasing department and maintenance has been superior to that of any home I have lived in during my career. I appreciate the caring atmosphere that is provided to my family and will recommend The Properties at Wright Field to anyone I know moving to the Wright-Patterson area. more

Tom G. I have never had any problems with the staff at Properties at Wright Field and am renewing for the third year. Not sure why you are upset about being month to month as there is no charge for being month to month unless you were promoted and didn't let the office know. If that is the case then that is not the Properties fault but rather your own. I would refer this community to any and ALL military members! more

Tom, WHAT ARE U THINKING!?!?\r \r My lease rolled over to a month-to-month and wasn't charged anymore, since they can't charge the military anymore. The office and maintenance was very helpful and one of the best I have seen!\r \r I decided to renew due to the gift that was given...it was awesome!\r \r I have since moved to another Air Force Base and now reside in new privatized housing, just because my experience was so good.\r \r I must admit, not as good as PWF management, but not bad.\r \r Thanks PWF! more

Poor Review NOT True! 1/2/2008

I would like to combat Tom G. horrible bashing of PWF. They are the most helpful housing service that we have experienced while in the military. We were able to come look at our future home three months before PCSing, and they garrenteed us they would hold it for us (even though no contract was signed). Three months later, we moved to Dayton, signed the lease, and moved in to THAT house. And as far as maintenance, they are very thorough and always available. We have never had ANY problems with them loosing our contract or messing up our BAH allotment. All has run very smoothly since our time here. Thank you PWF for all you do to make all of our stays at Wright Patterson better. And to you, Tom G., if you aren't happy with your housing at PWF, you will NEVER be anywhere... more

Beware of PWF 11/7/2007

The Properties of Wright Field (PWF) is a part of the Miller-Valentine Group. PWF is also the contractor for military housing in the Wright-Patterson AFB area. Any and all who come to them seeking housing beware...if you should ever sign ANYTHING...MAKE A COPY, OR SEVERAL, because they don't do well to keep them themselves. Also, be sure to read all fine print, because if you ever miss lease renewal or don't have a copy of signed lease they will not tell you that you auto default to a month-to-month lease, which will quickly cost you more. \r Bottom line - they are an underhanded business with shoddy practices, and I'm being nice! more
