Scam....don't rent from these people. WARNING...don't do it. You wont get a rent certificate, any money back, or anything fixed. The office never responds to messages and I was charged exactly half of a water bill even though its not in my lease and I live in a duplex! Please don't rent from these people because you will become another victim. Anyone who hasn't had their problems resolved should contact the Wisconsin Department of Agriculture, Trade and Consumer protection because they already have 10 complaints. This business is built from thievery 100%.\r more

We Can't be possibly referring to the same company, I have lived in one of their properties in the Milwaukee area for 8 years and I am moving only because I am getting married. They tell you up front about what you are responsible for. They have worked with me when I lost my job in 09. Very nice company I wish more companies were like them :) more

I have rented from them for 3 month. in those 3 months it took me a month to get window blinds when I was told I would have them before I move in. it took me 2 weeks to get my mailbox key. I was told that there is onsite manger and there is was not one. and when they did get one we where not to know who it was so that he did not hit hard with issues. when I called the owner I was cussed out and told to lose the number. they did not my rent till the second due to a holiday and I received a eviction notice. when you call the office you get transferred to person to person that is if they answer. They are all very rude in the office and talk to you like you are trash and you don't know anything. 90% of the time they don't answer, when you leave a message you never get called back. more

DONT RENT FROM AG PROPERTIES IN OSHKOSH 3/3/2011

When I lived at this property I slipped on ice that should of been taken care of, and broke my ankle. I was out of work because of their neglect. I was told to sue them and did not. I should of, they blew me off and treated me like it was my fault. I gave my notice at the end of my lease and the apt was in immaculate and the manager went through it. I was told i could not get my dog fee back because my roomate remained in the apt and could not get it until he moved. My room mate is irresponsible and a partier, they will find every reason to keep it im sure, if he ever moves!!! Now i asked for my rental credit and they send it to me and put me down as only paying 545.00 a month when I was paying 735.00 a month. Im still waiting for the correction. What is wrong with sylvan development, i was a good tenant and your treated like garbage. These people are evil, landlord swears and yells at the tenants. I am quiet and he even made my cry.. BAD, BAD, BAD. Dont move here.... more

A Place to call home 10/25/2010

I have rented from AG Properties/Sylvan Development since 2007. \r Since that time it has been a wonderful place to call home. \r I am so pleased that the rent hasn't skyrocked, with the economy and the cost of living increasing, I haven't felt an increase regarding my rent since I moved here. That is rare, almost everyone I know who rents has faced a yearly rent increase.\r My apartment complex is clean and very professional. \r \r My apartment is not just a place to live it is home! more

Don't rent from AG Properties/ Sylvan Development \r \r I have rented from them in Appleton, WI for one year. During the year I was sending the main office pics and letters about the apt managers not doing anything. Well they did not like that so once my lease was up they tried to evict me and for a late water bill. I won that case . I gave a 60 day notice to move out and the next day they gave me a 28 day notice with 31 days on it. I don't think they can read or comprehened on the letters say that they give to the tenants. I called them and told them I am not moving out on their 28 day because I have given my 60 day notice before they did. \r Now they are starting to abuse my elderly parents. My parents live in the apt and now their are getting harrassed by the management because I won in court and I take care of my parents. Not cool.\r These managers never fix anything and are never around when you need them. Everyone that you talk to that live in these apts. are counting the days so they can move. there are cabinets that are falling off of the walls and management don't even care. \r PLEASE Think twice before you want to move in here. more

Whatever you do -DO NOT RENT FROM SYLVAN DEVELOPMENT!!!! 1/12/2010

I rented an apartment from them in Appleton, WI for around 16 months. Paid an extra pet deposit and an extra rental each month for a pet. Upon move out Apt. manager and I went through the apartment and she said it looked good. Several weeks later I rec'd a notice that I need to pay for them to replace the carpeting. They were keeping my security deposit, both the regular and the pet deposits and that I still owe them over $1000. I tried to communicate with the owner and he would only talk to me if I was willing to make payment arrangements. After that he would not return my calls. Said he would take me to court if I did not pay and that I would also, have to pay his lawyer fees and that he has never lost a case yet. (Scare tactic) Even the apt manager told me a second time that the carpet was not being replaced and all they did was clean it again. Of course now she won't talk to me. They said because I had a dog and it smelled of urine, that my dog ruined the carpet and I have to pay for it. It did not smell of urine and the apt manager even said so. There was holes in the carpeting where tacks were exposed when I moved in and that the carpet was too old and stretched to be fixed and that I should just put a rug over it. Spots on the carpeting, etc. I even stated on my move in sheet all this and that I felt the carpet should have been replaced. I was never given a copy of the move out sheet either and of course now they can't seem to find it.\r \r Someone is now living in my old apartment and the carpeting has not been replaced. Hmmmm.....carpeting couldn't have been to bad.\r \r On another note while I was living there, I had lost my job. I could only pay the first half of my rent, which I did with a note stating that I would pay the other half in a weeks or so as soon as my unemployment came through. I got a note in my door the next day that stated I had 5 days to pay or I would be evicted along with a hefty $75 added on for the filing fee and late notice. Do Not Sign the Lease!!! 12/4/2009

My husband and I rented an apartment in Appleton, Wi from Sylvan Development about a year and 1/2 ago. We decided to buy a house in October of 2009. Therefore, we followed the lease and put a 2-month notice in on October 1st. Our landlord called us to inform us that under the lease it states that there is a no move out policy for the months of November-February. Therefore, by us giving a 2-month notice in October it would take us into November. We told them we would be vacating the apartment October 31st. Therefore, we reviewed the lease our parents and ourselves, we all found holes in the lease as far as this policy goes. Therefore, we take it to the next level by bringing in an Attorney to review it. It is very amusing to see an Attorney laugh at a lease and point out all the spelling mistakes. Therefore, after we are done laughing, he states that this lease is not a legal document because of a statement put in the lease about them charging leasees attorney fees. So he informed us that we signed a void lease, making us clear of everything. Our attorney is still doing some investigating and research. So far, we have very good ground. All I can say it, bring us to court, I dare you!\r \r 1. Landlords are lazy and do not fix things in a timely manner\r 2. The landlords will enter your apartment without a notice when you are not home\r 3. Our dog barked for 2 hours when we were gone one night and we almost got the cops called on us and the landlord calling us at 2a.m. When I called to complain about another person’s dog barking every night for the past 2 weeks from 10pm-4am, they say there is not anything they can do about it. \r 4. They told us we had to have the garage clear enough to fit a car and not use it as a storage shed, but when you see other people who have obviously been there for a long time their garages are full to the ceiling and spilling out and the landlord clearly sees this, that’s ok. \r 5. We were asked to move our car because we were taking up 2 spots…there was an entire row of parking spots next to us that were empty. \r 6. When I called to ask the landlord for more details about the move out policy, she had no clue. She was completely useless as far as I’m concerned. She did not know the lease, the policies, the standards, the charges for things. NOTHING!\r 7. When you called the landlord in the middle of the day, no one would answer. You call the “emergency” number no one would answer. So I would leave a message and they would eventually call me back like 5 hours late. \r 8. The landlord yelled at us for our dog getting out and running around the pond side of the building where dogs are prohibited. When our neighbor daily would have her Lab outside throwing a ball for it off leash on the pond side, not a word was said. \r 9. They would purposely pile mounds of snow on your car and completely bury it when they snow plowed. \r \r All I can say is, there is better apartments out there and for probably cheaper. If you see a lease when looking at apartments and it says Sylvan Development on it…RUN! \r Pros: nice looking apartments Cons: landlords, corporate, lease, business ethics, etc etc more

HORRIBLE, HORRIBLE, HORRIBLE! 12/1/2009

Don't ever, ever rent from Sylvan Development. Several years ago they made my life a nightmare. I had prepaid over the summer to rent when the fall came. ""Dave"" at Sylvan had $1,300 from me including a $400 security deposit. The friend who was to be my roommate ended up getting deported over that summer. I had no other options for roommates and I couldn't afford the apartment on my own. I had to tell ""Dave"" that I couldn't rent it and I would have to find someone to take my place, after which he constantly left harrassing phone messages, cursing at me and telling me he would sue me for all I was worth. I had to have a police officer listen to the messages and write a report, and he said it was harrassment and illegal threats. Long story short, when I found a replacement (which I did, before my lease began), I called Dave and he told me he already found someone else but that he was keeping my $1,300, including my security deposit! I had never lived in the apartment! It is clearly illegal, but when I tried to get my money he said ""I have a whole room full of lawyers ready to sue your ass for the rest of your money....all they do is deal with people like you."" By the way, my soon-to-be husband was deploying to Iraq at the time, also complicating my situation, and he said ""I don't give a shit."" Avoid renting from them at all costs! Sylvan Development LLC also operating as A.G. Properties, have a very poor operation. The individuals running the company are unwilling to work with anyone who is renting and under lease from them. Their leases are written in such a manner to bring in the most revenue they can under law. Although having nice facilities, they do not have nice practices. Properties undergo regular “inspections,” which include inside of your apartment. Although sometimes this can be a good thing, in this case it is not. Landlords make notes of every area in your unit that are “trouble” to be sure to find flaw with it upon checkout. In my situation they even went as bold as to constantly call about nonsense items, such as two cars outside in non-assigned parking when there were many vacant spots. They make demands of carpet cleaning when the carpet shows traffic areas from wear and tear. Upon checkout, be sure to get ready for your checkbook. In the “nonstandard lease” agreement you are forced to agree to RIDICULOUS charges for minor flaws. They will nickel and dime you to death for ordinary wear and tear if they feel they can. The company even goes as far as saying you need to pay for a professional carpet cleaning upon move-out, NO MATTER WHAT. This is actually illegal under Wisconsin law if it is just wear and tear. If you were to rent from them, certainly do not spill or cause stains on the carpet. They will demand replacement, at FULL VALUE, even if the carpeting is 6 or 7 years old. They do this because they say they can. When inquiring into charges, their favorite saying is “The damage is done you need to pay. We will take you to court.” They will gladly make payment arrangements, because once you sign their Promissary Note you must pay, even if they were charging you for the air you breathe.
