I started with them managing my place in February and the contract clearly stated lawncare. Come June, my friend who looked at the place informed me that the grass was tall. Took an outsider as their own incompetent employees couldn't figure out to take care of the lawn. Next my lease with a deadbeat tenant ended and I made it clear that I wanted her out, she almost got evicted back in March. They didn't listen to my request as she didn't have a place to go, so I listened and sure enough she screwed me again. The final straw was trash services, come the following January I find out that my tenants were putting their trash in someone else's container as no trash service had been set up. Isn't this part of management as I live 2.5 hours away. I end my contract in March 31st and the sent me a bill. Much of the work was listed in April, so why would I pay for work after the contract was ended. After the forceful services they said it was done in March except for a few other things. I pay for the work except for the interest on the bill, April's snow removal and part of February's snow removal. Next they threatened a lien and sent my bill to collections. I have finally paid the entire bill and they are still contacting me. more

They don’t attend to maintenance when brought up. Management is always in shambles or I’m talking to someone new more

I've dealt with Shiprock for 3 years and they are a great company that is very loyal and concerned about their tenants. Nick and Tyler do a great job and are great to work with. They are very thorough and professional. To go above and beyond is rare these days but they absolutely pull it off. It is a treat to work with them and appreciate everything they do. more

I have been in a few of your apartments you rent and al I can think is that this is a slum lord and should be reported to the housing department and the BBB, the condition of some of these apartments are terrible and you can tell they do not do upkeep on their properties but they do collect their monthly rent, Duluth housing should be aware of this company more

My experience with ShipRock Management has been extremely positive. I have had the pleasure to interact with people from nearly every facet of their team, and their entire staff has been absolutely wonderful to deal with. I have been very impressed with their professionalism, attentiveness, diligence and friendliness. Having been a homeowner for 20+ years, I was initially concerned that my expectations for prompt attention to service issues may have been too high, but I found their maintenance team to be very quick to respond, conscientious and knowledgeable. They always gave me plenty of notice whenever they needed to enter my home and made sure I was completely satisfied with the work they did, rather than do just enough to appease me short-term. In many cases, I found the entire crew at ShipRock willing to go above and beyond what I thought they were required to do, and I have really appreciated their efforts. M. Bail more

Hi, I've been living at my apartment for almost a year now, and honestly I've never had such an awful experience. Shiprock places are smoke free, when I have neighbors smoking. All they did was write letters. My upstairs neighbors have parties all the time, the recycling can prove it. They just wrote letters and nothing is happening. Now the neighbors are saying we have a dog, when its our next door neighbors that do. It's been nothing but a nightmare here. I can't wait to get my family out. more
