So an employee writes a review below and says ""the employees all love working for ShaBen."" Well, in three-and-a-half years, two of our assigned property managers quit, so they couldn't have loved working for ShaBen THAT much. The first lady assigned to our HOA was excellent; the second OK on good days, marginal on others. The first manager solved problems; the second mailed letters, but was always on call. After she too left, the owner of the company took over the handling of our subdivision. He did little. No regular property inspections or reports, didn't send the financials in a timely manner, didn't address problems promptly (or even at length), etc. When we confronted him about this he presented the Board with a laundry list of dog ate my homework stories that would have made a school child blush. He changed the accounts receivable firm two weeks into December, never told the Board beforehand, mailed a confusing letter a day before Christmas, mailed the payment coupon book late--more than half of the payments went to the old address--we're still cleaning up the mess. Also he's not personable and unpleasant to work with. So I guess it depends on the individual property manager assigned to your account but the decline in service over the three-and-a-half years was palpable. I was a Board member for all that time and I certainly can't recommend this firm. We found the first manager and signed up with her.
