I would give no stars to preservation management to be honest. I have lived in this place in the past, and let me tell you it was not pleasant. If anything it was a total nightmare.A nightmare where you want to snap out of and say it's a dream it's all a dream...However, my experience was reality that I had to deal with. They do not maintain their properties like they state.
10 REASONS NOT TO RENT FROM THEM
1. Rent is ridiculous with the small cubicle space of living that you get.
2. The area of their apartment is horrible. My car got broken into countless of times, and it sucks if your insurance doesn't cover vandalism.
3.On top of that they allow tenants to have pets so the waste piles up on the walkway....grossssss!! So watch your step! The hallways are mopped and swept probably once every 3 months if your lucky.
4. Although heat is included with rent, they are extremely stingy and pick and choose when they want to provide sufficient heat to tenants.
5. 99.9% of the time you smell marijuana or cocaine in the hallways, or maybe just garbage as you walk to your room....so be prepared to smell like ishhhhh
6. This building is run down and old, and they are too cheap to renovate it...yet they keep on collecting rent and pocketing it for their own leisure.
(last time the walls were painted was probably 1970.)
holes in the walls, cracks in wooden floor, leakage in ceiling, chipped paint everywhere, rusted sinks and bathtubs.) the list goes on
7. The manager lives on site but they honestly don't do anything...sit around and just have the title as manager..The place is poorly managed with or without manager. so sad! Good luck hunting them down when you need something.
8. If your apartment has a problem...lets say your ceiling crashed down on you from leakage upstairs...It takes them almost a month to even do anything about it ( that's if you constantly harass them about the issue)
it gets VERY frustrating and they LOVE playing hide and seek games with you.
9. Don't be surprised to see rats and roaches, and any other pest in and around this building....trash in the back is piled up and at times nobody pushes it out to the curb to be removed. (it's literally 5 steps away)

10. Security deposit takes up to 2 months to get back if you constantly call and harass them about it.
Overall, if you want to avoid the headache, cost, and worried about your health....DO NOT RENT ANYTHING THAT SAYS OWNED BY PRESERVATION MANAGEMENT CO. no matter how cheap it is...this includes: PHOENIX,RINALDO,MIDWEST.......STEER CLEAR!! I learned from experience and want to warn you since it's the ONLY right thing to do. GOOD LUCK!
