I have lived in several different places throughout Hilton. And when I
started living in Parkwood, Farash Corporation owned it; it had some
of the same issues most Apartment/Townhome complexes? have but all in
all it was a wonderful place to live!!!
Due to the demise of the owner; the company has been sold off to
different agencies. Parkwood Townhomes are now ?maintained? by The
Cabot Group. They are one of the worst companies I have dealt with in
my history of renting. There is no on-site maintenance; thus if you
have an emergency you have to call the emergency number, wait for
someone to answer or call back, and then drive to the complex to fix
what ever is going on. There is no longer an office on site. They send
out letters stating that they will be coming into your apartment to do
work, but they do not complete the work within the time frame they
give you; there is no appointment or courtesy given to those who would
appreciate being there when there are strangers in their home. Aside
from letters about in inside work being done, no announcement is given
when they are doing other things; i.e. painting etc. If you call to
complain, they do not return your call or it is very late in the day
before you hear anything back in regards to an emergency or the status
of anything.
The rent continues to increase and the claim made by the manager is
that it is fair market value, even though other complexes are less
then them. Regardless of whether you have had work done or not and the
increases are not the same for all.
Recently, letters were delivered that stated that tenants were not
allowed to have d?cor outside in the front area (flags, grills, unused
pots, bird feeders/houses/ furniture), many were told that it looked
?disgusting?. I didn?t know homely/friendly/welcoming constituted a
filthy environment. Behind some of the buildings are properties NOT
owned and operated by The Cabot Group and are NOT apart of the
Parkwood complex, however, there outside areas are filled with trash,
dog poop, unused furniture, that floats onto other people?s property
due to no divider between the different complexes. Parkwood/The Cabot
Group, according to some tenants, have been notified of these issues
and are either not doing anything or not doing enough. New tenants
that have been allowed in are loud and dirty; leaving broken beer
bottles around and has their children out screaming the F word late at
night.Other tenants do not follow lease rules and due to no office on site or on site maintenacne, they are not reprimanded for breaking rules.
Maintenance men show up at different times in the morning; some days
10, some days 11. They stand around talking to tenants and texting on their phones. When
maintenance shows up, they are usually unprepared, uninterested, and
uncaring. You will probably have to call to have them come back
because they can?t seem to do it right the first time.
The landscaping/plow company that they have hired, which takes care of
snow removal, landscaping, and mowing, throughout the property,do a sloppy job in all there tasks. The plow
doesn?t plow properly and might now show up at all.
If I knew that Farash would have past away, soon after I moved in,
Cabot would take over, and this was how they managed their properties,
I WOULD NOT have moved in. I don?t know how they have had Rochester?s
Choice several years, they must take better care and must respect the
tenants at their more ?fancy? or ?well-to-do? complexes. WARNING TO
ALL: RENT?S TOO HIGH, YOU GET NOTHING FOR IT, AND YOU WILL NOT BE
TAKEN CARE OF HERE, STAY AWAY!!!!!!!!!!!!! ALSO BECAREFUL OF FALSE REVIEWERS, THE CABOT GROUP, SUPPOSEDLY REVIEWS ON SITES ABOUT THEIR OWN PROPERTIES TO INCREASE THEIRE APPROVAL RATING.
