RUN AWAY! These bad reviews have nothing on our experience at Park Lake at Parsons in Brandon, FL. This property is managed by Janice Powell Enterprises and much of it is owned by Roseville Properties out of Davenport. We were lied to from the time we moved in until the time we moved out! \r \r The unit previously had two large dogs and a cat and we were told the carpet would be replaced, the smell was so bad we could not eat sometimes, never fixed, the air conditioning was broken upon move in, never fixed, the toilet was broken for six weeks, a tree was cut down that came crashing through our porch (never fixed), the property managers family runs around the property and bullies other children, there has been an ARSONIST now setting fires to dumpsters and buildings on a regular basis, the police are there constantly for domestic disputes - and now after everything they are trying to claim $1600 (YES!) of our $1800 security deposit for that stinking carpet (which is noted on our move in paperwork) and for ""unit clean out"" (???) when we did not leave one SHRED of trash or personal items behind, we scrubbed the unit from top to bottom, they are simply CROOKS - STAY AWAY WHATEVER YOU DO!!!! \r \r If you want more details search around for the blog we are starting which will detail their corrupt and illegal activities as we prepare to go to court!\r more

Its amazing all these reviews are practically my same story! I am also never one to write reviews unless I really need to. I have lived here about 4 months now and there as been problems SINCE DAY 1!!!! The apartments are really nice indeed and the landscaping is very pretty. But dont let that fool you. I too had the same problem with arriving on my moving day and having NUMEROUS repairs that were promised to be fixed and WERENT , that took WEEKS TO GET REPAIRED. The problem is that the community are actually condos and a management company rents out apartments. The front office wont help you with ANYTHING and refers everything to a number in St Pete. The maintenance comes from St Pete! The biggest problem is my dryer vent. It takes 1 1/2 hours to dry a load and I still have to iron the clothes! :( I was told its the HOA's responsibilty to fix it and the HOA people are telling me it cost them too much to fix it! The owner upstairs INSTALLED WOOD FLOOR! So imagine the noise level there! Its horrible and depressing. Last but not least, I rented the clubhouse from the HOA for $100 and the day of NO ONE SHOWED UP to open the door! Out of desperation I went to the condo of the the real estate broker that works EVERYDAY out of the clubhouse. Her husband answered the door very annoyed and told me that this was the 4th week in a row that this happened and its not their problem. I begged him to open the door b/c people were about to arrive. He kept telling me about how bad the HOA is and told me to ask someone else for help. I became so upset that he was deciding to use me as an example and told me I was on the verge of tears. HE then told me I was stupid and we then HAD A SCREAMING MATCH in the parking lot! I was told by other tenants that he is a big bully and they were very right!! All the HOA members have some SERIOUS POWER issues and they bully people at the people and are very rude because ""they are on the board"" FIND A LEGITIMATE APARTMENT COMPLEX with on property leasing management and maintenance!!!! more

I normally don't write reviews like this but I had to respond after I read the previous review. I had a VERY similar experience renting a condo through Debbie Hebden. When I first went to look at the unit I was also told that maintenance hadn't been there since the previous tenant moved out. There were stains on the carpet, holes in the wall and bedroom door, all the light bulbs in the kitchen were burnt out, the dryer didn't work, and lots of trash left by the previous tenant. I was told it would all be cleaned up and repaired before I moved in. Luckily, I lived close by and my fiance and I were so excited to move in that we stopped by several other times before we moved so we could take some measurements to make sure our furniture fit. I noticed that absolutely nothing had been done so I notified the leasing agent that was assisting Debbie. I was assured that it would be taken care of before I moved in. Had I not kept checking in and called them several times, I don't think it would have been taken care of before my move in date. On my move in day, it was clean but there were still some things that needed fixing. When I contacted Debbie and told her there were still some things that were not fixed, she blamed the maintence guy who then blamed the owner for not paying him. I was given the phone number to the maintence guy 'Jeep' who was friendly but totally unprofessional. Didn't return phone calls and finally showed up (late) with his kid in tow. \r I wouldn't deal with Debbie Hebden in the future.\r \r The actual neighborhood is very nice though. It's kept pretty clean and nicely landscaped. The people that live there are friendly and it's usually pretty quiet.\r I love my apartment and will probably stay there until I'm ready for a house. more
