Orchard Hills Apartment Homes

I have lived here for 6 months, and I absolutely love where I live. I am on the 3rd floor, and my windows face the back greenbelt. I have never heard my neighbors, it is a very well insulated apartment. Parking has never been a problem, we have our own garage however we always can find a parking for the 2nd car. I am even in a dog building, and i still don't hear any dogs barking! My neighbors are respectful and quiet, and I have never had ANY issues with anything at our community. My apartments is beutiful! Crown molding, hardwood floors, stainless apliances. Everything i can ask for. My patio is huge, plenty of storage! The staff is always ready and able to help with anything. I truly truly love my place, i would not live anywhere else! I'd have to say the only only i guess you can say ""bad thing"" would be it is fairly expensive for a 1 bedroom, let alone a 2, however i can't really complain even about that because you get what you pay for right? You want to have a nice quiet and safe apartment, then your gonna have to pay for it! I don't mind paying a little more to live in Irvine, I?d much rather do that then live at unsafe, loud and rowdy cheap apartment in Orange or Anaheim. Reading other apartment reviews is really scary, before i moved to orchard hills i didn't even want to go look at some of the apartments i read about online. Seriously, you have to check out Orchard, you will fall in love with it!!!!! I am def. going to be renewling my lease! more

Okay, the first two months without neighbors above were great. They are not loud people but EVERY conversation is audible to me. I hear the toilet flush, the washing machine, the click of high heels and the cabinet doors.... you name it. The unit above my garage must have children practicing fire drills, as I find drywall on my windshield from a repair that was never completed related to the fire sprinkler dripping on my car. The management.... was really happy with them until recently. I dont have proof that they gossip about the residents, but I would never feel comfortable sharing anything with them. The security IS a joke. Cars just follow you in. They replaced a brand new microwave with another 'because the stainless steel didnt match the stainless steel on the other appliances"". Well, now my clocks are different colors from the stove to the microwave. Does that mean they'll switch them again? And the doors.... pretty craptastic unless you like the sound of them slamming. They seem to need access to your apartment a LOT. Always getting notices about checking this, checking that. Enough! But besides that, its a great place. I like the location, seriously. We have lived in Orchard Hills since it opened. We just signed another year lease so we are now going on our third year here. We love it here. Our neighbors are great and respectful. We have never had an issue with noise and we live in a dog location. We are on the top floor and have neighbors below us. We talk with her often to make sure we are not walking to loud and she said she never even knows we are home. The one thing that is horrible is the poor drainage on the third floor. When we wash our patio the water goes down the center of the patio on to our 2nd floor patio and then to the walk way into the first patio. it was a really bad design. So when we wash the patio I make sure to let my neighbors know before hand. The parking is pretty ridiculous. Though they do garage checks regularly there is no helping the fact that people have well over three cars! The staff is GREAT! They are responsive and always very polite. They are half the reason we have decided to stay another year. The pool and common areas are kept extremely clean. It is always nice to walk our dog and see the pride that is taken in keeping Orchard Hills nice. We get a tone of compliments from our friends and family on where we live! I have been here for 10 months now and I have to say I am surprised to see the negative comments. I guess its only the complainers that tend to write reviews! In regards to the noise, my favorite thing about my apartment is that its so quiet. Of course I am on the top floor, but I also have gotten to know a number of my neighbors here who are more than satisfied with the lower floor apartments also. The management staff has been extremely accomodating and even threw a great party honoring the residents. I am always greeted by name when I walk in the office and the one complaint I had was handled efficiently . I have to agree with the previous post about the residences at the Orchard Hills Complex. They are mostly rude, loud, and break just about every rule that management has in place. Noise complaints are never handled by management. Instead, they pawn it off on a rent-a-cop agency or the local PD which is slow to respond. The fire alarms constantly malfunction. The parking is horrible. Every resident has a garage for 1 vehicle (policy states that the garage must hold a vehicle) and I see most packed with so much junk that they could never get a Moped in there let alone a car. Some residents also have a driveway which is never utilized. Needless to say, we have to park several buildings away on many nights. Security here is a low priority. Having a gated community is a joke. People just follow you in, so there is no stopping anyone. Besides sidewalk gates are always found left open (not needed if people would just carry their key vob). We are going to be moving due to the noise levels too! People do not care how much noise they make and that is too bad becuase this is a great place if it weren't for the noise. Did I mention there is TOO MUCH NOISE!!!!! Pros: New Cons: NOISE more

If you think that Orchard Hills is a quiet and safe place to live, think again. What makes it worst is Marcus, the propery manager, and for that matter, The Irvine Company will never enforce the community rules. My girlfriend lives in Anacapa. It is a pretty well designed apartment and is is always neatly kept. However, the gates for these apartments seems to be down a lot. Even though it is supposed to be a gated apartment, the gates never seems to close, so anyone can get in and out of the apartment easily. Another problem is the guest parking. They do not require any parking permit. I notice that most tenants park their cars in the parking space instead of their garage. more

Anacapa is one of the few brand new apartments that belongs to the Irvine Communities. Anacapa is neatly planned and it has a lot of facilities. There are many plans to choose from and there are different price ranges. The leasing agents and the community manager are really helpful and knowledable! Its near Freeway 5 and it is right across from Target! more
