We’re not people who enjoy criticizing others, but a humiliating lack of customer service from this Property Manager (PM) throughout our 1.5-year tenancy has caused us to make an exception. The following four examples help show how our family was treated as a subordinate client.\r \r The first item involves being blamed for green waste containers left by the curve side for several consecutive days (considered non-compliance with city ordinance) while we were on vacation. Knowing all too well that we’d be out of town, we left all trash containers in their proper storage. However, upon our return, we were automatically held responsible via phone call and subsequent written correspondence, and we were asked not to do it again to avoid paying a fine. Had a proper investigation been done, it would have been noted that the gardeners (who were directly hired by the owner) were to blame for having the habit of leaving the bins out as a courtesy, but which happened to backfire in our abse more

However, upon our return, we were automatically held responsible via phone call and subsequent written correspondence, and we were asked not to do it again to avoid paying a fine. It should have been noted that the gardeners (who were directly hired by the owner) were to blame for having the habit of leaving the bins out as a courtesy, but which happened to backfire in our absence.\r \r Next involves being asked to substantially increase water consumption (at our expense) to irrigate the grass during the worst drought in recent history. We had no issue initially – it was included in our rental agreement that we would help with the maintenance of the lawn. Nonetheless, we found it disconcerting that the owner’s request was acted upon immediately, but when we requested for the owner to consider employing a water-saving landscape alternative, we were met with reluctance and subsequent disregard by the PM.\r \r Later came an unwarranted garbage disposal fee. After many times of cleaning the feeble appliance, we called the PM to inform them of our fruitless labor and requested to have it looked at to improve performance. At this point, they could have simply instructed us to leave it alone because it was a known issue that the motor was not strong enough to be more effective. But a repair person was quickly provided to us, and his lack of expertise concluded that a small seed was the cause of inefficiency. Obviously, this caused the owner to refuse to pay for the repair visit as it was believed that our negligence had been responsible for the blockage (even though we never used it beyond its intended use). Disgusted with the outcome, my wife called the PM to complain about the charge, and she was told that the “nature” of the service call made it necessary for us to pay. But just as we expected, the garbage disposal clogged back up the very next day – without us having even touched it. A second repair person came, and he correctly found that the appliance needed to be replaced with a newer model to avoid unnecessary clogging. We then went back to the PM with the new findings, but all they said was for us to provide a written request for the owner to decide whether or not to cancel our fee, which we did immediately. Unfortunately, the PM didn’t even have the courtesy to respond to us one way or another, most likely because the owner was never contacted to begin with. We can conclude that either the PM forgot to follow up, or it hoped for us to forget about the issue at hand. Either way, it’s unprofessional on the PM’s part, and it’s certainly not the way we’re used to doing business. To add insult to injury, the PM cowardly discounted this fee from our rental deposit when we moved out, without further attempts at granting our request.\r \r The last point concerns charging us for a drape rod upon moving out, erroneously claimed to be missing by the owner. What I find so appalling about this discrepancy is that the drape rod was simply moved by us from the kitchen to the master bedroom, and the PM’s property photos – which they were very quick to alert us of prior to moving in – should have caught this fact. It is true that the owner should have kept accurate records, but they are also paying the PM good money to keep track of this. Coincidently, the PM’s lack of due diligence does agree with an online rebuttal to another of their many negative reviews: “The tenant was only charged for items the property homeowner instructed our company to charge him for”. With that logic, the tenant has an uphill battle to fight and is the only one who stands to lose. more

Beware! They will steal your deposit 1/29/2014

I will not bore everyone with the absolute HORROR that happened with this company while I was a tenant in one of their properties. Just suffice to say they will make everything out to be YOUR fault no matter what the situation I moved out almost a month ago and they kept over half of my deposit for things that were NOT on the initial walk through of the house by their inspector. By California Civil Code and the California State Department of consumer affairs the initial walk through MUST identify deficiencies that could be charged to the deposit to give the tenant an opportunity to remedy PRIOR to charging the tenant for them. Their inspector identified NOTHING that we were charged for. In fact the inspector only took about 20 minutes and said the place looked good and he would not add anything to the list. We were shocked when we received our deposit back. If you feel that Oak Tree Property Management withheld part or all of your security deposit that they should not have I beg you to more

Very Poor Property Management 5/2/2012

This is a LIMITED service property management company... Just to view the property we had to contact the manager, who had to contact the agent... and the agent is only available once a week to show the property. After submitting an application we waited a week just to discover that the application was being reviewed by the homeowner. Meanwhile, Oak Tree is still marketing the property and taking applications. Phone calls are NOT returned, and Oak Tree is somehow busy all the time with OTHER customers. We gave up and applied for a property through Valley Vista Inc in Clovis. We were approved in 4 hours, plus they have answered my calls every time. Additionally, Valley Vista staff showed me the property 2 separate times with only a 2 hour notice. Overall, Oak Tree is VERY unprofessional and we do not recommend them. more

Great Company 5/31/2010

Oak Tree Property Management has managed my property for 12 years. They have always found great tenants for me. I have had to paint and do some minor repairs when tenants move out but I expected that. I have always received my check at the beginning of each month, they are very professional. and their staff has always been very helpful. I love their cute little office. I would recommend this company to anyone who wants a professional company to take care of their investment Pros: Receive checks on time, find good tenants Cons: Not a single one more

Be aware 6/11/2008

We were the first to see the home for rent and to put an application in and I was only told that we will process and contact you in 3 or 4 days. It was well over a week we received a phone call stating they had rented the home to someone else and without even processing our application they continued to show the property, so they kept our application without running the credit to see if anyone else would apply. I called them 2 months ago about another property and they told me there was an application already in and I could check back the next day to see if had been rented. This was very unfair as you can see for them to do! Then I asked if I could have the application back because they did not process it, I was told NO because that is my property. They keep your personal info on hand even when it is not processed for 5 years. So a word of caution, they do not tell you these things so make sure you ask so you will not be treated as unfair as we were. more
