I've rented an apartment at this agency for nearly a year. I've had some minor maintenance problems (limited hot water, mold around the windows, AC not working on hot days) that haven't been taken care of despite attempts to have them fixed. I understand that sub-par maintenance is part of renting an apartment and that in itself doesn't bother me.
What does bother me is that I have always paid my rent on time. I've set automatic bill pay up with my bank to send out the check 3 days before it's due (8 days before a late fee is charged). Somehow, one month my rent showed up one day after the late fee was charged.
Not once did Mercier try to contact me to let me know that my rent was missing until AFTER the late fee was charged. I have a letter signed by Cindy Arliss and dated one day after the late fee was charged stating that I missed rent and that I owed $50 + 2$ for every day that I was late. I called and found that my check arrived that same day they sent the letter but that they wouldn't waive the fee.
Had Mercier Realty let me know that my rent was missing, I would have driven over and handed them a check.
It seems shady that the check took 9 days to travel from my Rochester bank to Mercier Realty, and even shadier that Mercier Realty didn't bother to contact me until after the late fee was applied.
At best, Mercier Realty lacks communication with their tenants. At worst, Mercier Realty is deceptive about when they receive check payments. Either way, the tenant is screwed.
