DO NOT rent from this apartment complex unless you are ok with:\r 1) Losing your ?refundable? security deposit no matter what.\r 2) Dealing with extra move-out charges.\r \r For 3.5 years I rented from Little Cottonwoods. The first part of that time I spent with my brother and a friend of mine in a 3-bedroom. The second part of that I spent with my wife after we got married in a 2-bedroom. We paid our rent on time every month. They never had a noise complaint or any complaint. for that matter, about us. We were the model tenants that any landlord would want.\r \r When my brother and friend moved out in January 2011, all was fine. No issues. No ?charges.? Nothing like that. Now think about that, 2 guys, which had been 3, living together and no ?cleaning charges? of any sort. If they don?t get ?cleaning charges? then surely a husband and wife won?t, especially when that wife used to have her own part-time cleaning business.\r \r At some point between 2011 and 2012 there appea more

I moved into the Little Cottonwoods Feb 2012. I was in the apartment for less than 2 months because the house I purchased closed early. I left this apartment spotless. I was charged for a carpet cleaning of over $300 because of ""severe pet stains"". I did not have a pet and the carpet when I left did not have any pet stains nor was the carpet ""dirty"". Needless to say I was sure a mistake had been made. I went to see management and I was told that if the carpet cleaning company said there were pet stains then I was guilty of having a pet. I am furious that they can get by with making these kind of unfounded charges with no recourse for me. After researching my options I found that these kind of bogus charges happen frequently apartment renters and short of filing a small claims case (which I am looking into) there is not much one can do. more

Terrible Maint and uncaring front office!! BEWARE!! 5/11/2011

I cannot believe how much I dislike the service provided here at my apartment complex! I cannot wait to move out and live somewhere more pleasant!\r \r Upon move in, I was walking to my garage early in the morning for work (it was still dark out) only to find the 5 surrounding lights out, I did make it to my car, thankfully and called the office immediately to request a repair on these lights!! 6 months later and guess what?? No repair!! I have since bought pepper spray and cannot park in my garage, which is ok as my neighbor that I share the garage with spray paints and sands in there anyways, causes a huge mess and damage to my vehicle.\r \r I chose apt living over renting or purchasing a home because I am a single women in my early 30's and did want to have the burden of yard work, pool maint, etc. Well, another mistake, the hot tub NEVER works, either the heater is broken or the bubbles on a weekly basis. There is dog poop EVERYWHERE!! It's pet friendly (which is awesome) except nobody picks up after their pets and your expected to pay $35 rent per pet. Well seems to me they should be using all that ""pet rent"" to clean up the poop everywhere!! \r \r These apartments are OLD, however, that does give them some character, which I love! They offered an option to rennovate a portion of my apartment for an additional $75 per month. Now don't get me wrong it does look much better, however, the appliances are cheap and break all the time, the cabinet handles fall off and while rennovating my apartment they managed to leave my entire apartment open doors windows, etc all night with all my belongings inside!! Thankfully the neighbors are great!! Although after rennovations maint felt they could come and go for several weeks after to do ""touch up"" work without notifying me of entry during any of these visits. Only to arrive home one evening and find my front door unlocked, yet again!!\r \r The final straw on this place was the maint team was once again entering my apt for their ""routine maint"" on my air cond (required by them, not opptional). I walk into my apartment and it is like an ice chest!! 70 degrees blowing cold air, I look at my therm and notice it is also 70' which indicates that this air has been blowing ALL DAY!!!!! Who is going to pay for this?? I contact the office and their answer was once again, ""Oh sorry"" we'll make sure they don't do that to anyone else. \r \r Good Bye and Good Riddence!! I have lived in 6 different Equity Residential properties acrs the country, this one was by far the worst maintained and the biggest dump!! There are not even base boards!!!!!! more

Don't rent here! 4/21/2011

My dog has been attacked twice since I have been here. Owners do not have their dogs on a lease or leave their doors open. Trash and furniture on front door balconies. Kids hitting cars with bicycles and management says it is not responsible where ""you park"". Not worth the heartache, loss of sleep or damage to personal property. more

problems such as\r \r - old apartments\r \r - any fix is done temprarly, just to get you by such as in effecient AC units, which means the damn thing can run for hours to cool the apartment, you pay the electrical bill. As long as it works, they don't care.\r \r - they pretend to send notices to remind you of your rent, all of a sudden they stop notices so they charge you rediculous amounts of late payments\r \r - late payment notices are purposly late to collect more late payments\r \r - new management, not friendly at all\r \r - not energy effecient at all!!!! \r \r - insect infestation in the summer, they have a full time company in the summer and it's not even working\r \r - no baseboards Pros: location Cons: old, insect infestation, not good management and practices, too many motorcycles who are very loud more
