To all rental property owners in Central Valley, CA,
If you are looking for someone to manage your rental property, be very careful of this outffit.
The owner of the management company will push very hard to sign you up. But once you sign the contract, which is tremendously twisted in their favor, they will bring up this contract in every conversation. DON'T SIGN THIS CONTRACT till you have consulted a lawyer!
The repair costs are very expensive -- putting a 2x4 in the fence costs $150 +10% ""coordination fee"" which is above and beyond the management fee. And they are not required to inform you of any pending repair less then $500. So there could be 4 repairs of $400 each in a month and you would not know about it till the bill comes.
On their side they don't follow the contract. Even though the contract says that it is ""Broker's obligation to collect rents and to collect and disburse security and other deposits.."" they would tell you that they are NOT responsible for collecting the rent if the renter does not pay. But, even after they have not collected and given you the rent, there is no way out for you. If you tell them that they have broken the contract by not giving you the rent and you want to use someone else, they will demand the management fee for all the remaining months in the contract + 50% rent (EVEN THOUGH THEY HAVE NOT PROVIDED ANY OF THESE SERVICES).
AND THEY WILL TAKE YOU TO COURT!
Be prepared for all this hassle if you hire them as property managers. BE VERY CAREFUL!
