I've already commented on a review below, however this will be my own review regarding the deplorable state of affairs in this park. First of all, keep driving! I'm serious. Don't even stop. It won't be long before this park is completely shut down. Yes, it's very cheap to stay here. But just like anything else in life, you get what you pay for. All of the poor reviews concerning this park are Entirely True! Any good reviews concerning this park are dubiously suspicious. In fact, after reading them it isn't a stretch to assume they were written by the wonderful people who claim to run this place. Don't believe anything good about this place. You'll be let down. As is stated in many of the reviews below, MANAGEMENT SUCKS!. That can't be stated enough. You're provided a list of 'rules' upon entry ( or whenever they get around to you), but don't count on any of those rules being enforced at any times. Residents who complain about issues quickly become the problem in the eyes of 'management', and you will quickly exit stage left. They will give you attitude and make you the problem before you are ungracefully ejected from the premises. So don't count on these people for anything if you want to be here long. Lastly, and again, it's complete garbage. This will NOT be our last review or say over this Ghetto. It should be shut down immediately. We will continue these reviews until someone with a brain and common sense is put into a position of authority over this park, or until it is closed indefinitely. Thank you for your time! more

Good Value - Would Stay Again 4/16/2011

I stayed for a couple of months in the spring of 2011 with my wife. Generally nice people (you always have 1 or 2 that don't match the trend) and very affordable. I would definitely refer the park to friends and family. We weren't there for the base hospital (Wilford Hall) but the park is very close if you need to be there. Really all parts of SA are easily accessible from the park. We will be back... more

good community, good value 12/10/2010

i have lived here for a couple months and its great. the community is small, friendly but a lot keep to themselves. the manger is nice and welcoming although she seems a little ditsy.... there are a bunch of ppl who have been at the park for awhile. i dont know why the other reviews are soooooooooo negative, i was concerned at first before coming but for the cost, its the best spot in the area. the manager grows peppers. more

Not a good place to stay for us 6/4/2010

The manager was very difficult to deal with. Not a good part of town to be anyway IF you get throwed out they will not refund your money Which I think sucks. Aiso the manager was all ways in a hurry because she was baby sitting her grand babys They seem to take more of her time than her job did. more

BEWARE . . . TURN BACK! 10/31/2007

We've owned an RV for several years and have visited many nice clean RV parks but steer clear of this one. The last reviewer mentioned bad smells, shady people and untidy area - I think they were being too nice. We stayed because of it's proximity to the hospital. If you're going in for treatment or are ill please do not stay here. The office looked ok but the smell of cigarette smoke was overpowering! The manager's rv, which was the after-hours place to contact them had an overwhelming smoke smell. I had to drop in a payment and came out with clothes that wreaked of cigarette smoke and was so nauseous I had to change clothes and lay down for awhile. To top it off we had someone come by late one night to beg for money and the person wasn't staying there or next door in the very rundown trailer park. We also had several stray dogs roaming the area. Well, that was it for us and decided to stay at another park that was farther away but it was 100% better. The park would be ok if the owners cleaned up the area including the trailer park next door - looks like it's run by a slum lord! I feel bad for the people that pay their hard earned money to stay there - it's a sad situation. Pros: Close to military hospital. Cons: Hard to get into for larger rigs and very noisy. more

Park is very hard to get to. If you miss the entrance which is poorly marked, you will have to drive down to a very busy street to uturn back down the freeway, go through a cloverleaf on the freeway(very dangerous merging of traffic) and come back down the other side of the freeway.\r Trailer park next door is unsightly and occupants wander thru RV park at all hours. There is no security between the trailer park and the RV area. Full timers at this park told us things had a habit of walking off if left unattended. Police cars were in the immediate area behind us in the trailer park 4 times one night and several times on other occations. Security lights might help if they were repaired when burnt out. If you are not self contained (lucky we were) the bathrooms and laundry facilities are locked up early at night. ie go in the bushes\r Sewer system kept overflowing in the back of the park causing a very bad smell at times. This is an ongoing problem we were told by several of the full timers at the park. Management blamed the problem on the trailer park next door, which we found was owned by the same company.\r \r Management is hard to get along with if you have any complaints or problems. Had if you don't like it, go somewhere else additude.\r Park is NOT designed for larger RV's, turns are tight, not clearly marked in any fashion and very poorly maintained driveway like roads in park.\r Lot of noise from construction next door, started at 5 am and if Lackland Air Base is doing any type of training, lot of noise from it.\r Lot of noise from general area, freeway, neighborhood, gun shots. Not a park we would recommend to anyone.\r \r NOTE. Also saw that park had electric AND water meters for RV hookup charges. We were told that it was for anyone staying more than 15 days, they would be charged\r \r During all of our stops in many parks around the county, we have never had as poor of an experiance as we had here. We will return to San Antonio, but will stay at another park. \r Pros: Close to base hospital if you that is why you are here.... Or suddenly need one. Cons: This appears to be a 40 unit Trailer Park converted to a RV parking lot.... more
