Hello to everyone at Kirkpatrick. This is my first winter at Briarstone Villas, and I just wanted to pass along my kudos to your snow removal team. I have to admit I was a little skeptical when I first moved in here, but the past 8 days have really proven that I don't have anything to worry about. Anyone who has bought a condo or home that is under their management needs to take a hard look at the HOA agreement most have never seen. It's at the Marion County Recorders office. If you buy or have purchased a house under the HOA/Kirkpatrick (One and the same as far as I'm concerned) , you have agreed to pay 30% interest on late fees, Management fees, Attorney fees, Court filing Fees and anything else they can think of. If you lose your job and you don't have a mortgage or have a very small one, they will just take your home if you run into any problems. They contract with specific Attorneys who appear frequently suing homeowners. It's a huge racket. You buy and have one hiccup in your life and they will ruin your whole and your paying them to do it. more

Poor management company 10/25/2011

I'm like everyone else. This company deserves a 0 rating. They have been our Management Co. for about two years now and they are the biggest bunch of liers I have ever dealt with. They promise to get something done by weeks end and another week or two goes by without them ever doing it. Takes two to four weeks to get them to come out and change burned out bulbs. Snow removal last year was awful. Report trash laying around in the bins and they come out and say they never saw any trsh. It has been laying there 4 weeks or longer, and it is still there with more trash added to it. If any one is considering hiring this company you better think twice. We have been trying to get our builder to get rid of them and they believe everything they tell them. The builder is no better than they are. Pros: null Cons: null more

nightmare 5/19/2011

I wish I could give negative stars to this ridiculous place they call a company. They are rude, unhelpful, condescending, and snakes. I have had nothing but problems since I've lived in my condo for 6 years. We pay outrageous monthly payments for absolutely nothing. The lawn care people broke our car window with a rock and ran away and did not tell us. They also "conveniently" don't find your payment until a day after it's due and charge you the obscene late charge. They have sued me three occasions for over 800 in legal fees for like a 45 dollar past due balance. Because of this company, my husband and I want to move. more

The Worst Management Company Ever 5/18/2011

If I could give this company a ZERO, I certainly would! Calling into the office to have something looked into, they tell you they will call you right back after discussing it with the people in charge and never do. When one calls them back, they tell you they have no authority to bother the higher-ups on their cell phones! The left hand never knows what the right hand is doing! If you call more than once with a legitimate concern, they just brush you off with more promises of calling back later. Fees keep going up with less being done in their neighborhoods. I would love to see the books on this company. Community managers never stay more than six months! Why? more

If a "0" was offered, I would have chosen that as a rating. I have worked as a physician my entire life, and have experienced and heard of poor customer service, but this company is outright abusive. They not only treat their staff poorly, but they fail to pay their vendors on time. As if that wasn't enough, they do not keep their neighborhoods in good shape, and their accounting practices (or lack thereof) are abhorent. The state attorney is now investigating them because of complaints, and several folks have filed lawsuits because of their actions. You may have heard on the news about this, and residents who work in the world of broadcasting have starting taping some of Kirkpatrick's shenanigans. If you are considering purchasing a home in one of their neighborhoods, think again. Talk to your realtor. They will tell you what a nightmare you can avoid by not buying where Kirkpatrick's name is associated with it! more

Horrible Uncooperative 7/2/2010

I have been in our home for 10 years. Over the years several of my neighbors complain about the management here. They have taken out the volleyball court, basketball court and the swings are broken. I got my first experience with the horrible customer service when I was one day late on my homeowners association. I mailed it in time, but because it arrive two days after the 1rst. I was charged a $25. late fee. The envelope showing the date I mailed it was conveniently missing. I fought until August to have that stupid $25 taken off my account. This year, they turned in over 60 homeowners for non payment of HOA fees. The claim is filed in small claims court. The HOA charges $100 to turn it over to an attorney + the $25 late fee, The attorney charges $300, plus $100 to file (They file all 68 at once - the actual small claims charge is $40 each). So, the $250 HOA bill turns into $750 when it could have been avoided if they had at least one ounce of customer service. My neighbor has 5 kids and is struggling to make ends meet. She barely keeps up with her mortgage payment. She could have made payments to get caught up on the $250. Kirkpatrick screwed her. There are 5 foreclosed homes out of the 20 around mine. That attorney hired my Kirkpatrick potentially received $350 x 68 for each person that Kirkpatrick turned over. I just think that Kirkpatrick could have done more. I compare this to the school rental fees if someone doesn't pay. The school files in small claims court. Most ALL of the parents pay before the court date. They charge $40 to file (actual fees) and all 100 or so parents are managed by ONE person. When all of the 68 homeowners pay their HOA fees, this ONE attorney's office makes over $20,000 off of Kirkpatrick. My experience in the few times I have spoken to them is they are uncaring, intimidating, bullyish and greed. I am getting involved with the HOA to recommend other management companies for our subdivision, since I have get few notices I have had to call to find out when the next meetings are. They have made a living on the backs of poor people. They started the company managing HUD Co-Ops and have moved into "mainstream" management. They will create a company to get your money, i.e. Surf and Turf - they remove snow and leaves and let their crap pile up on your property. I moved into the neighborhood and went to their office to provide them with documents they requested to clear problems regarding ownership. This was so I would receive my pool code, newsletter, directory, other important information about city improvements and easement restrictions, and my bill. more

HORRIBLE MANAGEMENT COMPANY 1/3/2008

This management company does not care about its residents. They do not follow their by-laws and simply charge people whatever they want. Their rates keep increasing while their services keep decreasing. They don't plow all driveways like they are supposed to. They tow cars and do not follow protocol just so they can make some money off of it. They don't patrol the area like they say they do, or else they would know that street lights are out on their properties. They will send out warning letters to all residents for not picking up after their pets when there are specific people who do not do this. It shouldn't cost over $2000 for leaf removal when the leaves are not removed. It is inappropraite to state that the anual flower fee is over $3000 when there is nothing to show for it. Is it even fair when end lots pay the same association fee as middle lots when the yard area in the middle is noticeably and horribly smaller? It is not right when the monthly association fees rise $30 within 2 years? The management must be giving themselves a nice raise since the residents do not have any better services. Oh and they don't notify all of their residents about meetings so the increase in association fees will turn in their favor... Cons: Everything that has to do with Kirkpatrick more
