The reviews below are true. Stay away from this company if you can. They give a new face to the sleazy landlord of NYC. \r \r I lived at 132 W 112th street for 6 years from the day the building opened. \r \r Ex 1) We had an excellent super for 6 years - since the building opened as well. Later I found out that they paid him $200 per month and refused to pay him for all of the work he did in the apartments. His wife babysat the tenants' children to make up for their funds. He had a brain aneurysm toward the end of 6 years and Janus Property Co. went to his hospital bed and tried to get him to sign termination papers. You can't make this stuff up. \r \r Ex 2) Every neighbor I have had in the building has one or usually more than one - nightmare stories to tell about this company. They are infamous for not returning security deposits. Several people warned me - ""make sure there are no holes, they try to get you on anything"". I hired a handy man, painted most of it, went over the apartment myself, after living there 7 years (they never painted it), this place looked nearly brand new. I had to remind them several times for the security check - probably not unusual. But when I received it, they charged me rent for the two days in June they needed to work on the apartment before the next tenant could move in, and they charged me for painting, which I had asked them to do several times over the phone and email months before I moved out. They took almost $500 out of my security deposit for an apartment that was in excellent condition (and in addition I spent another 10 - 15 hours making perfect as well as paid a professional). They are just making sh -- up to keep security deposits. Charging for two days in June, really? \r \r They put your security deposit in an interest bearing account and then claim that they didn't make more than 1% on it so they don't have to pay you anything. \r \r Add that to other tenant law suits. I know of 2. The air conditioner law suit happened in the beginning. They were charging tenants a fee for each air conditioner. But they didn't even know how many air conditioners were in use because they were sleeve wall units. I know of another law suit the tenants won as well. I'm sure there are more. And this is a small building. \r \r Think sociopathic finance professional and you will have the right idea. \r \r There was a big storm a month after we moved in. The building leaked really badly throughout all the ceilings so many of the apartments have cracks along the center of the ceilings. A few of the floors got it the worst for some reason - maybe the 4th and 6th? I don't remember. My apartment still has a straight line crack along every ceiling in every room from that. We were lucky in that our apartment was not the worst hit. The windows still leak when it rains and the company won't fix it. \r \r Each time someone moves out, they are legally allowed to up the rent a certain amount, which they do. For example, when I moved out, the next tenant's rent will be somewhere around $300 more expensive, in addition to increasing the maximum amount allowed. \r \r \r The positives - The people in the building are nice so you would have good neighbors most likely. Quiet building with mostly families. A negative for me was a no pet policy but you might like that. I only saw a roach once or twice and it was taken care of. I never saw a mouse. One side of the building has an elevator, which was a nice feature. \r \r Referring to the woman's post below, they absolutely advertised a back patio as a selling feature and then locked it and wouldn't let any of the tenants use it. They said they wanted to let the business tenants use it but no one ever used it once. They did tell us there was no laundry in the beginning... but they also told us Con Ed was included. \r \r Anyway. Those are my two cents for what they're worth. more

I recently encountered Janus Property when they advertised for low-income 2-bdrm apt for $1027 that I absolutely qualified for. They're not trying to rent those apts, they're just getting government funding to develop those apts. as long as they feel the can't rent the apt, those apts remain vacant. According to the 3rd party realtor, which took my $40 for a credit check - Rapid Realty - those apts have been vacant for years. I think the LANDLORD is hustling poor people and tax payers. He has no integrity, sympathy or good business ethics. BEWARE! more
