my friend is a licensed nurse resided for two years at 1608 butternut street,NY a property managed by highlander manager kathy rogers wiger. my friend had a rent increase without justification to $950 a month. she put in writing for a justification due to the ongoing concerns with no heating ducts in any of the three bedrooms, all windows painted shut with lead based paint and no storms or screens.house missing stone foundation leaving visable holes in foundation with a 5 foot missing section of foundation propped with a 4x4..allowing water to pour in from rain and snow into the basement..thus causing the foundation to shift the house to the left,move the floors as well as cracks in walls from splits and roof as well to shift and sag. Front porch was patched up still sagging and leaving holes for the squirrels to get in as well as bees..dead ones in the attic..no carbon monoxide detectors as well. kathy rogers wier also requested my friend to give her her 11yr old social security numbers as well as neice and nephew who ( did not live with her) so she could get a federal grant to have new windows put in..my friend said NO!!! Despite putting the concerns in writing..my friend called and code enforcement came..Onondoga county code enforcement found the following violations..sec 304/304.5(structure,foundation walls),code 607(duct systems).code 705(fire safety carbon monoxide dectors missing),705.1(general),sec 308 extermination and 304/304.13..windows,skylight and door frames.. due to callin code enforcement ..highlander sent notice for her to go to court for a 72 hour eviction notice..The judge Mcmahanon saw the CODE enforcement notice as well as pictures of the water in basement,black mole construction debrie full of water and mold,foundation stones missing,5 foot section propped with a 4x4 as well as shifting walls and roof with squirrel entrances..no heat ducts in bedrooms as well as painted shut windows with no screens..Judge had to rule according to the laws..which is that the tenant has no rights..must pay rent regardless of the violations and refusal of property management to repair, and et 72h hours to move...tenants have zero rights..a good learning lesson as to who to rent from..as well as the property manager costing the owner of the property tens of thousands in violations and repairs due to her not maintain g the property..wanting the money and going to court for any amount..even some tenants were taken to court for 35 dollars by her. The owners of the properties are living in a 400,000 home on 5087 yellow wood pkwy,jamesville,ny 13075 as seen by Google earth..called wildwood trust AKA Meyers management .. sadly many of their tenants are welfare and we tax payers are paying for these deplorable houses/apartments from these owners and highlander. as well as support the 400,000 property in excellent repair..so jaded and misappropriation of people and our tax dollars.. Tenants need to call code enforcement for a report as well as always put in writing of the concerns to the landlord. take pictures and remember you do not have rights..thoroughly check out the property management companies and owners. if they have deplorable homes to rent..and appts..they will not be savory..go to a reputable landlord and management company..longley jones comes to mind. never use Highlander . kathy rogers wiger for any business for tenants or property owners to uses them as a management company..it will cost one dearly in repairs and violations from their greed and negligence of the properties. They are tryong as og 02/07 to rent the property for $995 a month without repairs anmd clearance from Onondoga county helath dept and code..BBB filed and referred case to attorney general for misappropriation of properties, fraud with getting tennants to sign for federal grants for new windows for their properities as well as mispapropriation of tax payers dollars with failure to maintain rentals. more

I paid my mortgage through this company for ten years really never had to deal with them too much when I did it was ok, but when I came upon my last payment I called them because I knew I had paid them a little extra each month so figured I probably had the last payment about covered but when I asked I owed them money because they said I had late fees so they had taken over 300 dollars and I owed them over a 100 dollars more. I said I had not received any late fee notices. Well what had happened was that when my payment fell on a sunday I sent it out on Monday which each time I did this it cost me 45 dollars plus. They said they did not work that way it had to be there on time which I said if I had received a notice of being late the first time I did I would not of continued to do so over ten years. I never received any late notices and they more or less called me a liar. I am not that stupid to continue to send it on a Monday when due date fell on a sunday if I had know it was costing me 45 dollars or more. They did not offer and refused to do anything about it. So I feel they are a very crooked company for the way they handle their business. more

Highlander has been a life saver for me 4/13/2010

I think the reasons a number of people on here are complaining is not so much because of how Highlander is treating people, but because of factors beyond their control -- they are willing to manage certain low income properties in difficult neighborhoods for low rent. it doesn't take a rocket scientist to figure out that most renters don't end up with great experiences in these situations. In my case Highlander has always been consistent , always on time and always responsive. The house has low rent and is a huge place that I never thought I would have. I've never had problems with them. more
