Stay away from this company at all costs. I knew someone that worked for them and was told that a lot of the positive reviews (which are few) are either written by employees, friends of employees, or Hallmark Management refunded fees with the condition that a positive review be written. These are not good people to rent from. You will be treated less than human. I am surprises that they are still in business. more

Wow... avoid at all costs. Horrible experience. Spoke to my wife and I as if we were children. Attitude, rudeness and dripping with disdain. Cares not for you, merely the money you can provide them. After the initial communications, I can only imagine how awful it would be to do business with them. Last time I was spoken to like that was when I was two. Rude people with little or no tolerance for you and your individual needs. Unbelievable. more

Absolutely terrible company. They made us tour the apartment with another group - even though there was only one place available. The office is so unorganized. I had to make multiple phone calls just to figure out if a property was available. I was misinformed and ended up paying a lot in extra postage plus sending them $60 for application fees that were for an apartment that was already leased. It has taken five phone calls to the office to figure out what happened and even though I've been told I would get my money back, I still haven't received a phone call back to even confirm my address. They are unorganized and extremely unprofessional. I am thankful the apartment was taken because I can't imagine trying to work out a problem on a lease with these people!!!! more

Forest Ridge apartments on the West Side of Bloomington are managed by this company--the company is great and their apartments are terrific. I live in a 1 bedroom apartment, and it is most definitely the best apartment and location to live in Bloomington. The rent is reasonable--especially when looking at the location and how nice the apartments are. more

We have rented from Hallmark for the past year, and have had a few maintenance issues, which have always been addressed promptly and efficiently. Rachel is in charge of maintenance requests, and she is always on top of things and is a pleasure to work with. As with any rental company, there will be small annoyances like application fees and seemingly exhorbitant security deposits, but Hallmark is willing to work with their tenants respectfully, and even waived an application fee for us when circumstances deemed it fair to do so. In short, they run a tight ship and make sure things are taken care of, and are also willing to listen to their tenants and act accordingly. more

As a side note, the particular property where we rent (one of many managed by Hallmark) is tucked away from the heart of Bloomington, almost in Ellettsville. Not only is the property much more spacious than anything in town for similar or higher price ranges, it's also a family-friendly neighborhood that is protected from the cramped and noisy atmosphere of the rest of Bloomington. I've rented elsewhere before, and this is certainly an upgrade. more

I've rented from Hallmark for 3 years and have never had any issues. The few maintenance things I had were taken care of really fast and the people at the office are always very nice. I would recommend my apartment complex and renting from Hallmark in general to anyone. I've rented elsewhere and have had some pretty horrible landlords but so far Hallmark has been great. more

I would have preferred to give this company no stars, but unfortunately that was not a viable option. I lived in an apartment with this company while in college and had the worst and most manupulative experience! All negative stories that you hear about rental companies were true with Hallmark. They lied on the walk-out after I moved out, they charged me crazy late fees for things that did not exist. Then when I would call to prove that they were wrong with documentation from our walk-through, they would charge me even more fees for "taking up their time"! No one would take responsibility for the mistakes, and then they would simply pass me off to their legal team. I believe that considering they have an in-house legal team right in their office that should say enough about the company. They are out to get the students! They are scam artists and unfortunately they are taking advantage of young emerging adults within this town. All of my neighbors in my complex agree that Hallmark is the worst rental company we had ever encountered. I'm assuming that most of the other reviews are a sham of some kind, because ever story I have ever heard dealing with this company has been negative. In my four years at Indiana University, I never once encountered a person that had a good experience with Hallmark. Do not rent/deal/associate with this company! more

The building is kept up well and the office staff are friendly and courteous. The apartment is very spacious and has tons of storage. Only $555 a month for a 2 bed 1 bath with a balcony! Not bad at all! more

Forest Ridge Apartments are clean, safe and quiet. Each complex has a main entrance to allow for another layer of safety. In snowy conditions, the sidewalks and parking lot are plowed. The two-bedroom apartments are open and spacious. more

We have truly enjoyed the beautiful home that we rent from Hallmark Rentals. The company has been very responsive to our needs and the staff is very kind and understanding. The recent repairs and updates to the unit have added to our comfort. more

We have rented with Hallmark Rentals since August 2008 and have been in the same unit the entire time. The staff has always been helpful and willing to work with us, tending to repairs in a timely manner. The unit has always been comfortable and very nice to reside in. We have enjoyed a new refrigerator, paint repairs, new gutters, and a shower installment. Overall we have been very satisfied with the professional attitude presented by Hallmark Rentals. more
