I was looking for a house to rent.. A co-worker said she used to stay in a Gary Smith and Associates property... Well. There is this really nice duplex (looking from the outside) on county line I've been interested in.. It seems to always be for rent every 6-8months.. I guess that is the first sign.. People get in and possibly got the hell out... Second, I've called this company 4 times about 2 different properties and got no answer any of the times but left detailed messages, and no calls back.. Well if they don't call me back about this potential money, they certainly wouldn't call me back if I got in a property and actually needed something. These reviews have been helpful. more

Don't do business with these people - they don't maintane their properties, rarely fix anything you ask them to, and when you go to move out - they stiff you on your deposit money - for example - charge you to remove swing set in the back yard that was there when you move in - charge you to replace carpet that was old and worn out when you move in, that was suposed to be replaced, and never was - charge you to replace door lock even though you turn in all the keys - charge you to repaint after living in the house for 4 and a half years - They also make false promices - they were suposed to replace my drive way the first spring we lived there, and after 4 and a half years, never did - plus their roof leaked the entire time I lived there = complained about it at least once a month - filed a complaint with the BBB and they basically ignored it - DON'T RENT FROM THESE PEOPLE - BAD BUSINESS - CROOKS - THEIVES - more

I rented from Gary Smith and associates. The place was very beautiful. I was happy to pay my rent on time but then I began to notice. My ketchin ceillings dont look like they've been cleaned in years. The walls that I thought was brick was just this brick looking paneling. The ketchin was so ugly and outdated. My whole place had mismatch carpet EVERYWHERE but the place it was needed like, THE BASMENT!!! I Had carpet in my ketchin and bathrooms which is not good @ all when you are potty training boys. Thanks to that carpet my whole house smelled like a literbox. The fireplace is so ugly. The top of it is falling apart. The cellings are so nasty and dirty that I try not to look up. I dont get how the bath tube is upstairs in the masters room. But there is no tub in my main bathroom. The shower looks like the inside of a portal potty, it just wont come clean @ all. It serious looks like the last people used that for their toilet insted of the toilet. We never used the shower downstairs because we are scared of catching some kind of disease. The back door is so weak that a toddler could break in. To me this house was beautiful. I loved it comparing to the place i came from. But the place I was @ at least I didn't have to pay $800.00 n plus all utilities either. And it did not smell like a liter box. I saw the house around the corner from me that is made up exactly how mine is but different landlords. THAT HOUSE WAS BEAUTIFUL. The ketchin was modern. The ceillings were clean. The fireplace looked like something out of a James Bond Movie. They had screen doors. The land scape was beautiful. The LandLord pay a company to come out and keep the landscape up, UNLIKE GARY SMITH N ASSOCIATES. Now for the icing on th cake.... HER RENT IS ONLY $750.00 a month!!! She don't have to do any lawn work. She had beautful hard wood floors in her ketchin and bathroom. Her home made me too sick to go back to the dump i was renting So, I left the next month. more

My husband and I just moved out due to them not fixing our air conditioner! We have 3 small children and see this as not acceptiable! Among other things our utilitys got shut off because the air ran all the time....went to court and could not complain about anything because I did not document everytime i called....crappy properties!!! more

Whatever you do, please don't rent from this company. Never have I seen a leasing company that doesn't care about their property. Our duplex had termites. You would think that would matter to them...not. In addition, there were rats under the foundation of the front porch. This was reported, and again, nothing was done. That was the last straw as there was no way I would risk them getting into my duplex. I was so happy to be moving that I gave notice and didn't receive any of my deposit. It was worth losing because I refused to live with rats. The staff is rude and unprofessional. I guess their showing, if you rent from them you don't deserve to be treated courteously. It won't take long to get the message. more

BADD BUSINESS 6/16/2010

I rented a duplex from this realtor and it was a horrible experience. Number one the rent was $495.00 with old carpet $550.00 with new carpet . What i did not understand is why they did not just put new carpet down knowing the carpet was not in good shape. When i start to move in my bedroom ceiling was coming apart. took several weeks to get someone out to repair .The neighborhood was ghetto. In two months of me residing there someone in the neighborhood broke into my home. Roaches started to appear out of no where. There was an eletrical fire thank god i was there .It started because of the old outlet. My power had to be turn off till the maintence people came and fix the outlet . Too bad for me they don't have an emergency maintence . So i went two days without power left messages no one return my phone call . When i did talk with someone they said that in my message i did not leave my name or address. WOW!!!\r I was a month to month lease i hadn't reside at this residence for a year and it was too much . I decided to move . IN my lease it stated that if i leave before a year i waive my dep. When i used them as a reference they claimed i owe them $205.00 for things that don't make any sense.Trash $40.00 trash ran on mondays i was out by wednesday i had 4 trash bags on the lawn for trash they claim that because trash man had ran on monday they would get a citation for the trash bags been out on the lawn. Cleaning kitchen sink ,cleaning carpet remind you i was there 4 months in some old carpet, putting closet door back on track . None of this ridicoulos things added up to my $400.00 dep . I was told that my $400.00 dep could not be used because i waived it WTF!!!!!!! so i guess they got $400.00 for nothing and now trying to get $205.00 from me .RUN! RUN! RUN! from this realtor they are scam artist Pros: where should i start Cons: RUN!!!!!!!! more

DO NOT RENT!!! 2/23/2010

We rented from them and paid 650 a month, they put several ads on craigslist a year later for 595 and told me if I didnt like then I could move (so i did). parking is horrible maintance is horrible. Mold everywhere! We complained about rats and they said they couldent do anything about them because other animals could get into the poision? NO ANIMALS is what the lease says! Absolutly NO snow removal in the winter. the list goes on and on but trust me find somewhere else! Pros: none worth living there Cons: nasty, loud, rude ect. more

HORRIBLE 7/1/2009

My boyfriend and I rented a house from them and wish we never had! This house had mold really bad in the bathroom; it stunk and the carpet was always wet. Whenever it rained we had a puddle in our house by the front and back door. We had lots of insects including ones you would never want to have in your home, when we moved in which, after my bf called (I had called before and they never did anything) they sent someone over to spray which did nothing. The carpet was disgusting, even after we steam cleaned it it stunk horribly and looked just as bad as it smelled. Our sidewalk was not made right and you would often trip when walking down it, there was mold growing in one of the bedroom closets and in the utility closet, the kitchen sink leaked, the water heater leaked, the filters where never changed (so we changed them), the wall around the bathtub was soft from so much water getting behind it...I could probably go on for much longer. We had told them about these problems several times and always got the same response, ""we'll send someone over"" and of course they never did. We explained our situation to them and it wasn't until we told them that we were moving out at the end of the month that they sent someone over to look at things right away. They asked us to stay saying we were one of the only tenants who paid rent on time. By this time it was to late, we just had a baby and couldn't risk his health. They sent us a letter recently saying they were keeping our deposit (which we figured since it was a month-to-month contract but you had to stay a year to get it back even though since it was unfit for us to live in I believe we should get our money) and that they were charging us $25 for mowing the lawn and $85 for ""clean carpets (filthy)"". We did not make a single stain on that once offwhite carpet that was brown, red, black... Luckily since they had told us they would replace the carpet before we moved in and didn't I took several pictures which show a date only 9 days after we moved in, and you can guarantee we will be fighting this issue. Also, we explained why would we mow right before moving when they couldn't help us with repairs (we had mowed about a week or so before moving). I would never reccomend anyone rent from this company and you can bet I will be reporting this business. Cons: insect, mold, water leaking, not doing repairs...could go on more

The house is falling apart! 6/4/2009

Okay this is the first house I have ever rented, so at first appearance the house looks doable. After you live somewhere for awhile you notice things, ya know? Our bathroom smells of horrible mold and the floor is never dry. The heater (even though turned off) shoots out hot air at random times. The stove will sometimes cook beautifully, other times it cooks very uneven. The fridge is duck taped together inside, the screens are falling out and if they arent falling out its because they are screwed into the actual house! I think the house is moldy because we are taken over with rolly polly's and big black insects. I know we are paying cheap rent, but we are not animals. They should take better care of their property! We are staying here to save up some money but when our lease is up we are out! I will not rent from then again. Pros: Cheap Living Cons: Mold, creatures and lots of things are duck taped! more

I would not recommend renting from these people. They are rude, decietful and provide false information. I would be caution when renting. They dont provide repairs in a timely manner and I do not believe that my duplex was adequate for anyone to be living in!! I feel sorry for whoever rents my property next! I would definitely look elsewhere. Cons: Many more

Don't care about tenants 9/16/2008

Repairs take way to long to accomplish. They do not care about parking issues. They just tell you to park in another area. I'm not paying $595 to not park in front of my townhome! You can hear people talking outside as if the windows are not even there. The neighbors take up all the parking, then call the cops when my guests have no where to park. The neighbors also call the cops because my girlfriend is too loud in bed. Bad carpet and the place was not clean when I moved in. more

Not good to rent from 3/25/2008

I rented a property from them with an ex boyfriend. We signed a month to month lease. When I moved out I sent them a letter stating that I had vacated the property and that my ex was still residing at the property (as the lease said to do) I found out a little over a year ago when I did a credit check that they filed a claim against me for over 1000.00. I had never received any letters from them stating that there was a claim being filed. I have sent them multiple letters asking them to remove this claim and have contacted the B B B to see if I could get them to help. I just wouldn?t recommend them. more
