GLD Management

Grandview Estates is a great place to live, The manager Dan is great to work with. He was friendly and was very helpful moving into our 1st apartment. The complex is well maintained, there has been some issues with residents smoking weed on the property by Dan has done a great job addressing this issue. Price is great for the area. Repairs sometimes take a while to get done. There use to be a problem with children causing issues on the property but has since been taken care of. I would advise anyone to live in this community. more

The apartments I live(d) at caught on fire yesterday. Most of the apartments suffered smoke damage, but it was not a total loss. The company provided security for the property in the meantime, and lo and behold the entire complex is now burnt to the ground. I have lost everything, thankfully renter's insurance is cheap. After reading the reviews on here before, it prompted me to buy it. more

I have lived here for a few years now, management and maintenance on the site is wonderful they work hard to do what they can for the people that live here, now on the end of GLD Management the apartments were built very badly, smoke from other units flow into other apartments, the units are posted as no smoking in the building but everyone does and nothing is done about it, drugs are all over the place, this issue has been reported the the main office an nothing happens, you can watch weed deals being made and the smell of weed is all over the property, the police have stopped addressing the issue because they Management team will not enforce the drug free housing rules. This fed funded property which means no drugs are to be on the property, kids run all over unsupervised by parents, I have almost hit kids many times and when reported to GLD was told that if I hit one I was responsible even though there in rules in place that stats children are to have supervision at all times, There are tenets that live here that have history of robbery( did time in prison), shooting at people , and more then one person with drug charges, there was a apartment that was making crystal meth, which they have now been kicked out the first for drugs in 3 years, there is an apartment that has a women selling herself( sex for money), and there are other things going on, I would only rent here if you can handle drugs, sex, kids running all over and other types of crime that the management company refuses to address, I have friends that Live in Vassar apartments and them same issues go on there so I can only assume that all of GLD properties are the same way. more

Let's just say that this apartment complex own's up to it's street name of Ryan Crack apartments. The landlord is a joke. She is money hungry, greedy, and doesn't give a damn about her tenants unless she feels they are disobeying the 40 rules that are in place. I am currently trying to move out of this apartment complex due to the fact that i am only supposed to be paying 1/3 of my income and they are taking 1/2 of it. In my apartment is me and my fiance and because of my salary income we are only able to rent the 3 bedroom townhome. SERIOUSLY!? What about the two heartbeats per bedroom landlord law? I guess she doesn't care at all, she just wants the money. Also, the people there are trashy. The kids run around with bb guns saying things like "i'm not afraid to shoot you!" This is coming from a 5 and/or 6 year old. People were leaving their discusting trash bags on my porch for weeks and the landlord didn't do anyting about it. People keep having racial wars in the parking lot at the early hours of the morning. And to top it all off when i pay my rent on time it doesn't matter because the management company won't cash the checks i send until it's passed the due date which goes against me as a late fee. Really proffessional. The funny thing is i am fully cooperating when it comes to payment because i am breaking my lease two months early, but the landlord Tina is making it WAY to complicated to even leave. I forwarn anyone that wants to live at Ryan Creek Apartments! DON'T DO IT! There is nothing but trashy people, horrible landlords, and terrible management companies! more

Be careful renting from this management company because unless you are a perfect person by the time you move from there your rental history will be so bad you will not be able to rent her place. Candice Heinz the housing manager tells everyone your confidential information. Anybody can write a complaint then its on your rental history record. They do not investigate to see if it true. The manager asked tenants to put complaints in on other tenants to get them evicted if she does not like you so make sure you do not make her mad. The manager will tell you one thing then GLD Management says something else you will be held accountable because Candice will not tell back you up. If you do put a complaint in on a fellow tenant it goes on your record as a negative mark. You can sign a years lease at Grandview Estates but you will not make it the full year. You will usually end up evicted for lease violations, or if your late on your rent they will give you 7 days to quit and get out. Out of the many individuals that have rented from Grandview Estates all but a few individuals left with a descent rental history, not owning GLD Management company 100s of dollars. The apartments were build so cheap that noise is a huge problem. You can hear your neighbors going to the bathroom, the upstairs neighbors sound like they are coming through the ceiling. Second hand cigarette smoke is really really bad if your neighbors smoke be prepared to breath second hand smoke because the cigarette smoke flows right into your apartment because they did not seal the walls. The police is here everyday because of neighbor complaints. The housing managers boyfriend threatened a tenant police showed up only to find out the managers boyfriend that was living her had multiple felonies warrants out for his arrest and got arrested in front of all our children. But yet we have to go through background checks to live here but she can bring felons in here anytime she wants. We do not know what he was wanted for. more
