We bought this Franke built home a year ago. It is six years old. The air conditioner in the basement leaks water and that has to be repaired. The sliding glass doors are poorly installed and leak air. Last week, the water inlet valve on the dishwasher went out and flooded the kitchen (not Franke's fault). But the water got under the ceramic tile in the kitchen, caused it to lift and crack. I removed a tile and was shocked to see that they laid our tile directly onto the plywood sub-floor. This is a total cheap and shoddy move by the builder. You never lay ceramic tile directly onto a plywood sub-floor. Plus the toe kickouts on the cabinets don't even line up and have unfinished edges. If I had any idea the home was built so poorly, I never would have bought it. Be warned and beware of Franke Construction homes; they appear to be poor quality builders.
