OMG! There are 5 FAKE reviews on this site and 1 real one. Obviously, Express Evictions had five people write great reviews. DO NOT TRUST THOSE REVIEWS!!! They are LIES!!!! The one by Don Thompson sounds real. Express Evictions is a total scam. Cassandra has no idea what she is talking about. She is not a lawyer. To their credit and my shame, they scammed our company out of $2150. And then they wanted to pile more charges on top of that. Please do not use this company. You will never talk to a real lawyer. You will only get emails from a semi literate girl named Cassandra. PLEASE PLEASE PLEASE go to another legal company. This company seems inexpensive, but once they have your credit card number --- watch out! Good luck and God bless. more

Impressive Team 7/8/2012

Express Evictions recently worked on a case for me, and I have to say, this team definitely knows what they are doing!! I was very impressed by their deep knowledge of the eviction process as well as the efficient and consistent dedication of the staff to work with me through the entire process of getting the occupant to vacate my property. My case eventually evolved into negotiating a settlement agreement with the occupant, and I became very impressed by the firm's ability to negotiate a fair, favorable, and quick resolution for me. With this firm, you are working with one of the smartest and most capable legal teams in the industry. They are based in San Bernardino and serve the entire state of California. I felt I was in very safe hands working with this team. Will definitely use again! more

I've used Express Evictions a number of times. I've always had a lot of success with them. The eviction process is a difficult battle in court, with the other side frequently represented by attorneys. It is fraught with speed bumps. You just have to expect that going in. more

I have been using Express Evictions for many years now and have been nothing but HAPPY with them and their service. Cassandra is always there to provide status, answer questions and help me out. I continue to use them and would recommend them to anyone needing an eviction! more

They did a Great Job for Me!!! 5/11/2012

I've been having some major issues with my current tenant. I'm a first time landlord and the tenant has reported several items in the house has broken or in need of repair. The tenant has threatened to withhold the rent for thing that in my opinion they have broken themselves. I was referred to Express Evictions by a friend to help with my landlord/tenant problems. To cut to the chase, they have done a great job, their attorneys wrote my tenant a brisk letter letting them know that they represented me and that I would not tolerate the continued behavior. Well, my tenant seems to have shaped up for the moment but it is comforting knowing that I have Express Evictions in my corner. I almost got hooked up with another firm in San Bernardino but checked the State Bar website and there attorney has been disciplined twice by the Bar and is facing suspension. In addition, after running a court check one of their main customer service reps (FL) (Initials only) has been to prison and jail on several occasions. I'm sticking with Express, they have been a great find for me. more

Realtor 5/9/2012

A Seller client of mine hired this agency to remove a tenant in which I had the house listed for sale. I must admit that the follow up is client based so if you want to know something you must follow up with them. Only after I was added to the file was I able to communicate with them. The communication via email was short and to the point, however when I did call they were nice and helped me out. Point is they are either too busy to follow up on their own or just have no follow up system. In the end the tenant is out and all is resolved. The process is what it is..... more

Great Service 5/8/2012

have been using Express Evictions and they are great people to work with. They also performed evictions for Investors I referred and they all happy with their services. I get updates and remainders either by email or phone calls on the process. They have earned my business and I will continue to use them for all the evictions we get. Thanks for helping me out. I use Express Evictions and it did not work out for me. I spent $1,000 dollars and my tenant still remain in the house. I had a Grant Deed and Expree Evictions were afraid of the tenants lawyer saying a Quick claim deed or grant deed is a contract which it is not I lost $1,000 dollars and my tenants is still their and I am still paying the mortgage .A quick claim deed is a deed. Where the use of seals continues, deeds are nothing more than a special type of instrument under seal, hence the name specialty for a contract under seal. Specialties differ from a simple contract, i.e., a contract under hand, in that they are enforceable without consideration (i.e. gratuitous. My tenant lawyer convience Express Evictions that a quick claim deed is a contract having a a offer and convience that is not so ! Express Evictions took my money on my credit card than were afraid of my tenant lawyer saying"" I must go to civil court"" after taking my money and later telling me I must go to civil court after I proved I had a deed I am still out of the money and my tenant is still living their rent free. more

Great Service - Fast & Professional 5/10/2011

I hired Express Evictions and they done a great job for me. I used other services and attorneys that could never get my tenants served. I did pay additional for a service called a motion for summary judgment, it was great, they went to court, I didn't have to go and they won, or maybe I should say I won. I will use them again and recommend them. I have now used them for 3 evictions, one in San Diego County, and 2 in San Bernardino County and they have all went well. They have my vote of confidence and I recomend them!! more

Worst agency possible! 2/14/2011

The worst agency to go to for evictions! I ended up losing thousands of dollars when I was trying to save a hundred or so by going with Express Evictions.\r \r The agent that I worked with took good 20 days before filing with teh court and then missed the date for filing for default and the tenant filed a motion causing me to go to court!!!! I changed attorney and got the whole mess resolved but it cost me three months of rent and additional lawyer fee. I was lied to from beginning to end and initially believed some of the crap handed out to me but finally did my own research and figured what an awful agency this is and how much they had messed up my case.\r \r It is almost impossible to get hold of anyone in charge there and even the person in charge doesn't take any action. You will never get to speak to the lawyer there and the agents are no good.\r \r My suggestion: Find a local lawyer and go with that. You will save yourself a bunch of money. more

DONT USE THEM!!! 7/22/2010

After you pay this company for their services, good luck getting a call back or even an email response. Very unprofessional, they treat their fully paid customers as a nusence. I would not recommend hiring them! And when I did call them to follow up and ask why has no one returned my calls or emails? I was told "We have other customers" more

Not very happy with the service they provide. Had to continously call to get updates and when one does call they seem to be bothered by your call. For the money we paid them we should be treated with respect not attitude. Bottom line is tenants have lived there for free for the last 6 months. So much for EXPRESS EVICTIONS. Would not recommend them. more

Investor 1/20/2010

What a joke. They follow up with me 20 days after I speak with them and after I post a notice with the tenant. They hadn't done anything because they hadn't been paid up front. Seriously.. 20 days later and nothing has been filed, nothing has been done??? Don't waste your time with these clowns. Also, they have no in house attorney. They use the yellow pages for one just like you would. more

They Evicted my tenant in 19 Days 8/27/2008

I hired this eviction service and they done a great job for me. I used other services and attorneys that could never get my tenants served. Express Evictions does have an edge in competition when it comes to providing legal defenses for unacceptable court forms, incomplete information typing and opens the way for case dismissals with improper proof of services. When your eviction Summons is handled from Express Evictions, be confident in Answering your plaintiff! more

Don't use this company 5/13/2008

This company has inexperienced staff that does not look at the details of a case.\r \r I filed a case with them and had to have it DISMISSED because of THEIR MISTAKE and all at MY COST.\r \r They did not do their job and did not refund my money. They owe me for $534 for services that were not provided. I would not recommend their services for anyone. I had more luck on my re-filing with a book that I purchased at Barnes & Noble for $20. more
