STAY AWAY!!! My roommate and I rented from ES for two years. We are both professional students in Pharmacy school and never once had a party or any gathering of more than 3 people in those two years. We didn't have too many problems during our tenancy. HOWEVER, we were blown away when we got a letter after we moved out saying that not only were we not getting any of our security deposit back, but that we also owed an additional $600 for damages. We spent an entire day cleaning the apartment before leaving and the claims made were absurd. Claims of severe smoke/fire damage, when neither my roommate or I smoked/used candles/etc.. When we tried to dispute these claims in a productive and professional manner we were treated with disrespect saying that we showed "blatant disregard" for the property which was absolutely not true. ES management takes advantage of naive college students who don't know any better and I'm sorry to say that I was one of them. Unfortunately, paying the final balance is less costly and less of a hassle than taking them to court would be, but they deserve to be shut down for how they treat their past tenants. more

ES Management - terrible experience 4/14/2010

they never respond to problems with apartments. Repairs like ceiling leaks never get taken care of or take months to address. they raise the rent every chance they get and try to stick you with bills for other things, and you'll never get your security deposit back! They have no respect for tenants, I was so happy to move out of that place and get away from them. I've rented from other property management places and had good experiences, but E.S. was THE absolute worst landlord experience I've had in my life!! ES Management = Slumlords 8/27/2009

I leased one of ES Management's N Craig Street apartments for one year. It was a terrible, degrading experience from beginning to end. I would never lease an apartment from ES or any company like them again. In the first month, ES accused us of not paying rent, whereas they had simply lost the check that we mailed to them. Unlike decent Pittsburgh apartment rental companies like Walnut Capital, ES Management is informationally disorganized. They also lost a check that we mailed later in the year. The common areas of our apartment building were left in extremely poor condition. The fire escape was left covered in dirt, cigarette butts, beer containers, cobwebs, and miscellaneous garbage. Half of the washing machines in the basement didn't work for almost the whole year. The doors of the mailboxes on the front door were torn off, so we couldn't receive mail at our home address. Pamphlets, ads, and phonebooks were strewn across the main entrance. The dumpsters were too small to accommodate a reasonable amount of garbage from all of the tenants, forcing us to keep smelly garbage in our apartment for days. Our apartment was in poor condition when we arrived. Many of the drawers and cabinets in the common areas were so full of dirt/dust that they couldn't be used. The walls in the bathroom were disintegrating and falling on the floor. Maintenance requests often went unfulfilled. We were red-tagged by Dominion Gas because of the configuration of our gas water heater and our furnace/air conditioning system, and they refused to fix the problem even after a month of frequently calling them about it. Ceiling leaks were constantly occurring, forcing maintenance to come into our apartment to fix them for the tenants below at bizarre hours (this is the only reason that maintenance people would actually show up for). Our thermostat didn't work properly and ended up wasting a huge amount of gas while we were away for winter break. Our doorbell / buzzer stopped working and was never fixed. We were reimbursed only about half of our $1800 security deposit, mostly because of things that were wrong with the apartment when we arrived. For instance, we were charged over $100 for not removing adhesive mirrors that had been left by previous tenants and not removed by ES. We were charged $50 for paint damage to an extra bedroom that we did not even use. We were charged $165 for using wrong-sized filters that they provided for our furnace. ES management purposefully schedules the inspection for after the end of the lease so that they can be as ruthless and deceitful as possible. ES Management are slumlords who take advantage of college students who don't know better. Because of the inconvenience and expensiveness of taking legal action against ES, they have been able to get away with it. If you have already been lured into a lease at ES Management, take detailed pictures of your apartment as it is when you move in. Try to obtain a list of the charges made to the previous year's tenants to make sure that you don't get charged for the same things. If you're looking for a place in Pittsburgh, I highly recommend Walnut Capital. They usually fulfill maintenance requests on the same day, and they will perform inspections in person. They also fix up their apartments before leases start to make sure they are in good condition for new tenants. Cons: Rip-off security deposit, no maintenance, dumpy more

435 s graham apt 1 is a trap. the heat never worked. maintenance never fixed it to the point where it would work for more than 1 day! also you will never see your security deposit back because they will make up charges for things that were broken before you moved in. I will never rent from this place ever again Cons: place is a rip off more

When my daughter and two roomates moved in to the apartment owned by ES Management on 222 North Craig Street, it was dirty and needed many repairs. We were given a checklist sheet to spicify problems, but nothing was ever addressed. At the end of the lease, deductions were made from the deposits that were false, for example, they deducted $80 for scuffs on an interior door. In one bedroom there was an area where they had papered over a hole in the wall without plastering. When a bed was pushed up against the wall, the paper tore and we had to pay damages of $250 for damaging a paper wall. We cleaned for two days before vacating an apt. that was filthy when moving in and still did not get the full deposit back. I think ES Management takes advantage of the college students they mostly rent to because they know they will not go after them legally. They even require the stove and refrigerators are moved and cleaned behind and under and charge $165 if the furnace filter is not replaced each month. Sounds like a racket to me. Pros: Conveniently located to the University Cons: Poor response on repairs, not a good value for the money, unresponsive management more
