Country Manor Estates

I have lived in the manor for a long time. I own my home and did not buy from the owners of the park. So I don't have a problem with my home. But I will tell you that there office staff needs major school for people skills. They are rude, hateful and as for the park grounds, no park for children , basketball court what a joke, NO POOL . When I moved in the park they had a pool and I was told for three yrs it was being worked on . YOU HOW THEY FILLED IT IN WITH DIRT . THERE IS NOTHING THEY OFFER FOR CHILDREN TO DO , NOTHING AT ALL . THE STREETS ARE A MESS HOLES EVERY WHERE . STREETS DONT HAVE SIGNS ON THEM . ONE OF THE ENTRANCES THE SIGN IS TAPED WITH BLACK TAPE ON A UTILITIE LIGHT POLE. A FEW YRS AGO A CHURCH CAME IN AND PUT A PARK IN FOR FREE THE OWNERS DID NOT HAVE TO PAY AT ALL. WHAT A NICE THING TO DO. AND JUST YESTERDAY MY SON WENT TO OFFICE AND WANTED TO LOOK AT A HOME AND WAS TOLD THAT HE HAD TO PAY 20 DOLLARS TO JUST LOOK . THATS AGAINST THE LAW . JUNE WAS VERY RUDE. IT USE TO BE A 20 DOLLAR FEE FOR APP FEE. BUT NOT JUST TO LOOK . THEY USE TO HAVE YOU FILL OUT A GUESS CARD. THEN IF YOU WAS INTERESTED AND WANTED TO PUT IN A APP. THERE WAS A 20 DOLLAR NONE REFUNDABLE FEE. WOW WHAT HAS HAPPEND TO THIS PARK ITS WENT DOWN HILL SINCE KEITH LEFT. PLEASE NEW JERSEY CORP OFFICE GET RID OF YOUR STAFF BEFORE THEY RUN THIS PARK INTO THE GROUND CAUSE IT IS SINKING FAST. SIGNED HOME OWNER DROWNING RESIDENT.\r more

February 11, 2013\r I have lived at Country Manor for many years. I have never been happier to see all the improvements. The Community has come along way since Mr. Sims has taken over! The Community is much cleaner. And I consider Country Manor to be a very Safe place to live. I haven't had any problems with management. But I know that Mr. Sims expects the residents to hold up to their end of the lease agreement and abide to the rules and regulations of the Community, and he is very adamant about that and will evict anyone who breaks the rules. \r \r I purchased my home when I moved in and received my title shortly after I paid it off. They have done everything they said they were going to do.\r \r I highly recommend Country Manor! more

Currently Kennith Sims is in alot of trouble with the Morgan county court. On Tuesday he tried to take me to court. Instead of going ahead with the case he dismissed it due to the fact of him not wanting to go before the judge. Don't buy a trailer from here or even rent. Just look at the police reports they have on file for this community alone! In October there was 73pages for just one month. They will try to break into your home and see what your home looks like to know if they want to buy it back or not! They will not give you a title and when you ask for it you are informed that no way will you ever receive or see title to the trailer you have purchased. Avon Lakes has also informed me that Kennith Sims will sell a trailer without proper Vin matching to your bill of sale so he can make a profit! This guy has a court case on Feb 15,2012 in Morgan County Superior Court 3. The judge is tired of his crap if you know of anything else that could help with shutting down his highly illegal practices please show up in court and show your support. more

I moved to country manor bout 1 year ago,it was ok place,than they started letting staff go and getting new than it went to hell,the managers are rude,not friendley,and think they are better than anyone here..the new maintenance man thinks he is a stud and tries to mess with females when he comes to do work on trailers so how can they keep them kind of people around,,,the owner needs to bring back the old staff he just fired!!!!!!Than people might want to stay at country manor!!!!! Well today is sept 2012 and things have changed alot,,,,the managers are gone and new office staff that is soo nice and friendly ,and help alot ,,,got new play ground was great just need for babys to swing,,but things are much better ,,Thanks to Ken sims.. and treva,.. more

Great place to raise a family.\r \r I have lived here with my wife and 2 daughters for 3 years now. We love our neighbors and the management is professional and they keep the park clean. The rent is the least expensive around as well. more

They just got everything right. New great , friendly staff. I have been here for three plus years and can not find such a bargain anywhere else. I rent a home and it is a steal. They have even keptthe rent the same the whole time and have never raised it at all.\r \r I truly think any negative reviews on this site may be bogus from other landlords who can not compete with the great deals Country Manor gives its residents.\r \r My only minor complaint is that they will not let you park commercial vehicles in your driveway over a certain size. more

I have lived here at Country Manor Estates for four years now and LOVE it. The management and staff keep the place looking nice. It is a very family oriented comunity with a mix bag of young singles to familys to Sinors. I highly recomend this comunity to any one that is interested in moving here. more

COUNTRY MANOR MOBILE HOME PARK IF ANYONE DECIDES TO MOVE IN THIS PARK BESURE TO LOOK FORWARD TO LIVE IN PRISON CAUSE THAT IS HOW IT FILLS LIVING HERE CAN""T MOVE OUR TRAILER CAUSE AFTER WE BOUGHT IT ALL WE GOT WAS A BILL OF SALE MANAGERS ARE VERY RUDE PEOPLE AND TO MANY STUPID RULES THEY NICK PICK ABOUT EVERYTHING AND IF YOUR CAT IS LOSE THEY WILL CATCH IT AND TAKE IT OFF THAT IS WRONG . more

Over the last five years living at Country Manor, I've seen several managers come and go. Some managers were better than others. The older couple that is running it now are rude, unpleasant, hard to talk to and don't care if we live here or not. I believe if everyone in the park moved out they would be happy because they wouldn't have to talk to anyone. \r \r The park is very dirty and run down. Almost looks like a ghost town, seems like everyone I talk to is moving out or have already moved out. I went in and paid my water bill the other day and the water company asked me when I was moving out because everyone they talk to are moving or planning to move. They told me they heard the old couple didn't know what they were doing and many more people are moving out. \r \r Is this where you want to live??????\r \r I think I am going to run for the hills!!! more

Hello i like country manor.I grew up there i remember when it was Lantern HIlls moble home park lots of fond memories there.I moved there in 1974 and moved way in 1991 i lived @ 59 cimmorron trial for years.I have old pictures of the trailer we lived in witch that vary same moble got moved to lake of the lanterns in avon indiana and still there.I turned out great the people there i grew up with i still talk to some of them very good place to live i miss livin there more

1/6/11 I purchased my place in Country Manor Estates on Old San Antonio Trail about a month ago.I try to be respectful of the people that live around me as much as I can. I tend to stay to myself and do like it that way,I just dont get to friendly.So far I have found it to be clean and quiet so far.But we are in the cold months so we will see what spring and summer brings :).( I would like to see the driveways reblack topped tho......... more

This is a clean mobile home community. The new staff is personable and friendly. The Park is bringing in band new mobile homes and offering rental rates under $500 a month which includes the lot rent. They are also offering rent to own which I am doing. more
