I will start off by saying I think HOAs are useless. I used to own a townhome at the Lakes at Dunes Park. Kay managed that property for a few years and did nothing. In fact, when she managed the townhomes, she had the HOA pay for a private garbage company to pick up our trash and told everyone the city wouldn't provide trash service to us because we were a private community. Totally untrue. We finally had some board members who had the balls to fire her and the new property management company terminated the private garbage service and got the city to start doing garbage pickup for the townhomes. Commerce City provides garbage pickup to everyone for free. A lot of homeowners were PO'd when they found out they were paying the HOA for garbage service when they could have had it for free from the city. I don't know anything about the lawsuit other than the HOA took her to court. Seems obvious that she lost based on her "guest" posting here defending herself. BTW, who gives a flying F if the guy was mormon?! Pretty serious list of accusations and all she can say is the HOA president is a mormon who hates women. ROFLMAO more

Good: NOTHING !! Kay Grenz of Classic Community Property, LLC was property manager for Pecos Place Condos which went downhill after she took over. Thank God she has finally resigned and hopefully a competent property manager will now be hired.. Bad: Where to start? Did not cash HOA dues checks. Constantly changed banks. Constantly unable to locate documents pertaining to HOA.. Check of Secretary of State records showed company delinquent on required paperwork filing and was no longer listed as a company as of 10/2011. (Last filed report in 4/09). Improvements: This woman should not be in business. Units have been allowed to deteriorate since she became HOA Manager. Lawns are deplorable, common areas have not been cleaned in months. Lightbulbs out in Hallways. Hallways are filthy. Covenants not being enforced. Buildings not being locked up.. Other: Her nickname is the HOA Nazi. Check with state and she did not register HOA so unable to enforce liens on delinquent propertys. She brought a motor home in and plugged it in to one of the buildings for her to live in, which is a covenant violation. When one of the homeowners complained, she told them it was hers and she was doing it so it was okay. I would rate her - 5 star if I could (yes, that is MINUS 5) 1 star is nowhere near low enough.. more

He wrote such letters and nasty threats about his fellow board members, acutally was removed from a board members home because of his hostility and behaviors. He is a Morman who dislikes women, and anyone who disagrees with him. He wanted to fill the community pool in with dirt and raise the HOA fees. CCPM did not lose, they won and they have the entire file available for review. more
