BEO was a very affordable way to get on the MLS to sell a house. We sold in about 6 weeks and Ed was able to answer specific questions as we went through the selling process. Using BEO saved us about $13k in commissions! more

I have used Ed and Boston Entry Only to sell 2 properties (my house and my wife's condo) and I couldn't be happier. Ed is amazingly responsive and made the process easy and painless. As long as you are realistic about what you price your house at you will sell it just as quickly as if you were represented by a broker. We saved thousands of dollars on both transactions and will do it again for sure. One tip...don't waste your time doing open houses. Serious buyers will contact you either directly or through their buyer's broker. Open houses will frustrate you and cause you to second guess selling it yourself. Open houses are only good for the listing broker who sits there and tries to convince attendees to either use them to sell their own house or represnt them in the purchase of another house. We listed our house with BEO and had 3 offers the first weekend. For reasons that had nothing at all to do with Ed and his service, those didn't work out, but we reactivated our listing and it only took a couple of weeks to get another good offer that did. Throughout, the process went very well and Ed was remarkably responsive ... I'm not sure they ever sleep over there. Fantastic deal and I heartily recommend them to anyone. more

It was a pleasure working with Ed at Boston Entry Only. Ed was always available by phone to answer any questions I had about the listing procedure and was very patient explaining how it all works. The price of the service is exceptional considering the thousands more it costs to list with a traditional broker. Do yourself a favor and take the time to prepare your home for sale, take high quality pictures, and get an independent appraisal to help price it right. I didn't even have time to plant the For Sale sign Ed provided for my yard...I had an acceptable offer within five days of listing and closed just over a month later! From start to finish, Ed was on top of everything related to the MLS listing. I highly recommend Ed and Boston Entry Only if you want to sell your home and save thousands in the process! more

I found these guys through Zillow and they helped me get my FSBO onto the MLS. Sent in my order on Friday afternoon and Ed worked that night to get it online so my open house the next day would be more successful. Ed was helpful, proactive, prompt and professional. I'd use them again in a heartbeat. P.S. My house closed this week, FSBO. Thanks Ed! more

I will say that the process of selling your own home without an agent is not for everyone. It take time, focus, business and marketing sense. Boston Entry Only review 4/17/2012

We had a great experience with Boston Entry Only. After buying our Southie condo in the summer of 2008 our property value was mostly treading water and we were not willing to pay a full 5% and take a loss on the equity we had built up. Ed Wong and Boston Entry Only provided access to MLS and a number of 3rd party websites for a very reasonable fee. Throughout the listing process Ed was easily accessible, often responding to emails in under a half hour. We found his accessibility and reasonable fee to be more than worth it. Ed personally brought a couple to view our home and was very professional and personable during the showing. It was a pleasure working with Boston Entry Only, and we would highly recommend their services. more

Great experience 1/18/2012

Saved me tons of money. Ed was very responsive and always made updates in a timely manner. Obviously have agents come in and give you their whole schtick...and let them give you their estimate. They're lowballing. Do your own investigation and price it accordingly . Go to Boston Entry Only and list it. You'll be more informed and more devoted to selling your property than any of these agents. Then hire a good lawyer to guide you after you've accepted the offer. more

Very happy using Boston Entry Only 12/8/2011

I just sold my house without hiring a realtor, and am very happy that I decided to list my house on MLS with Boston Entry Only. Ed always answered my questions immediately, and the customer service could not have been better. Boston Entry only also provided me with the tools and resources I needed to do advertise and keep me informed on everything I needed to know when purchasing and selling a home. Very Professional and Responsive 8/24/2011

I contacted several listing services when I was selling my condo in the South End of Boston, and Boston Entry Only was by far the most responsive and professional. Ed was helpful and attentive throughout the process - not ony with the original listing, but also with all subsequent changes. Given the importance of timeliness in a real estate listing, it was especially impressive that he processed all requests and changes with hours and provided guidance on the timing of the listing to improve the marketability of my condo. I sold my condo within weeks at a great price, and I was very happy with the experience and results. more

Highly Recommend Boston Entry Only 6/24/2011

We used Boston Entry Only last year to sell our single family home. The process was so easy! We had our home listed on the MLS within a day of completing on-line paperwork. We had several offers and accepted one within 14 days of listing. Several times, we wanted to make slight changes to our listing- Ed responded quickly, every time, making the changes for us. When we had questions, he was just an e-mail away, and responded day or night and on the weekends too. We listed our home slightly higher than several agents had suggested at the time, and got our asking price. We easily saved $5500 by using Boston Entry Only and not a traditional Realtor. more

Great Experiences working with Boston Entry Only 6/22/2011

I have used Boston Entry only for several years now to list different properties (single family, condos, and land), and been very pleased. The product itself is great. Not only does it get your property into the multiple listing service (MLS), which every broker/agent uses when working with their clients, but it also puts it on several other websites, which buyers who may or may not be working with agents, will find in their own research. Aside of the product, working with Ed has always been a pleasure. He is very responsive, will make changes and updates as you need, and always forwards leads as they come. For the price, its the best single piece of marketing you can do for your property as an owner when listing yourself. I highly recommend to others, and will surely use Boston Entry Only again in the future. more

Great Service... 6/20/2011

Service was easy to use and the website was great for printing documentation and brochures. I worked with Ed and he was very responsive to all my requests. All requested changes to my MLS account were updated within hours. I would highly recommend using Boston Entry Only if you want an easy way to get your home posted to MLS without the added costs of an agent. more
