Do not manage your property with this company. They do not do anything but paperwork, their contract only protects them, not you, and they will not check on your property ever. If you have poor tenants, which eventually you are likely to, they will lay your entire investment to waste, do thousands of dollars of unrecoverable damage, and Beka will never check on anything unless you ask them to. So, basically, you are managing your own property. If you are out of state, how will you know to have them check on the tenants? When they say "We will handle with the tenant", do not assume they will actually do anything, or that anything will actually be handled. They might just write a letter that will be thrown away, with no follow up, no consequences, nothing. So it's not handled. And the $100 per month you pay will not include any actual managing of your property, ensuring it is good condition, or anything. If they send someone out, they will charge you trip charges anywhere from $50-$80. If you are out of state, and have no real idea what is going on with your property, you are in GRAVE DANGER if you have Beka Management, because they aren't looking after it. All they are doing is collecting money for you. You may think you have a good renter, like I did, and only find out when its too late that they were destroying your home. Beka will take no responsibility for anything. Don't let the "years of experience" and "knowing what to look for" fool you. They expect YOU, the homeowner, to anticipate all problems, using ESP, I guess, any tell them what you want them to do. So unless you are willing to manage the property yourself, and pay them $100 per month to process payments for you, do not hire them. And even then, don't.
